All 41 Markham communities · the complete index
11 communities have a full 16-lens deep dive (click through); 30 are index-level summaries, grouped the way the research doc groups them. Each carries its latest TRREB quarter where one exists — and says why when it doesn't. Hamlets, rural and planning areas get no community average.
Reading notes · from the research doc
- Community names are research labels; they do not necessarily match a single MLS boundary or a uniform price band.
- Hamlets, Rural Markham, Rouge North and similar environmental / planning areas have too few sales — this page shows no community average for them and does not borrow one.
- School boundaries, zoning, planning, transit projects, rents and sale prices all move. Verify per address before advising a specific buyer or seller.
- This is a research compilation, not an appraisal or legal, tax, environmental or engineering opinion.

6 communitiesMilliken Mills
An established family community in south Markham, split by Kennedy Road into West (Hwy 404 to Kennedy) and East (Kennedy to McCowan), from Steeles to Hwy 407; a major catchment for the Chinese community and for cross-municipal commuters.
Housing · market · diligence · practice
- Housing & buyers
- Mostly detached houses; the largest share of homes was built in 1961–80 in the West and 1981–90 in the East (2021 Census). Suits owner-occupier families who prioritize space, schools and everyday convenience.
- Market & lifestyle logic
- Value comes from the established low-rise fabric, Pacific Mall/Steeles retail and TTC/YRT access; this is not a GO or new-condo story.
- Due-diligence focus
- Confirm by specific address: east vs. west half, school boundaries, arterial-road noise, basement use, and the impact of future Milliken Centre intensification.
- Agent practice
- Position it as 'established, convenient, cross-municipal-commuter friendly'; do not equate Milliken Centre's future plans with the value of today's streets.
Middlefield
A strongly family-oriented, multicultural low-rise area in south Markham, usually understood around the Middlefield Road, Denison Street and Steeles catchment.
Housing · market · diligence · practice
- Housing & buyers
- Detached, semis and freehold townhouses dominate; many buyers are budget-conscious move-up families and those who need multi-generational space.
- Market & lifestyle logic
- Dense everyday retail, dining, schools and community services; driving convenience outweighs rail-transit convenience.
- Due-diligence focus
- Verify the address's school assignment, parking and street congestion, basement legality, arterial-road noise, and municipal differences on either side of the city boundary.
- Agent practice
- The pitch is not 'luxury' but generous space, established amenities and how efficiently a family can use the home.
Cedarwood
An established low-rise family pocket in southeast Markham, connected to the Markham Road, Steeles, Middlefield and Box Grove catchments.
Housing · market · diligence · practice
- Housing & buyers
- Typically 1980s–2000s detached, semis and townhouses; suits families who want to get into Markham but are watching their budget.
- Market & lifestyle logic
- Value lies in practical commuting, retail access and low-rise density; limited appeal to luxury, brand-name-driven buyers.
- Due-diligence focus
- Confirm school boundaries, traffic noise, basement/rental units, future surrounding development, and municipal differences versus comparable properties in Toronto's Scarborough.
- Agent practice
- The selling point should be 'practical Markham family living'; do not promise uniformly top schools or over-generalized appreciation.
Greensborough
An established family community in northeast Markham identified by Mount Joy, Swan Lake and extensive greenspace/trails.
Housing · market · diligence · practice
- Housing & buyers
- 1990s–2010s detached, townhouses and some condos; aimed at families who need GO commuting, a natural setting and room to grow.
- Market & lifestyle logic
- Mount Joy GO, community facilities and the park system are the main thread; lakeside, greenspace or quiet interior streets are usually more sought after.
- Due-diligence focus
- Verify walking distance to GO, lake/greenspace restrictions, flooding and drainage, whether the backing view is permanent, and school boundaries.
- Agent practice
- Lead with the 'GO + family + greenspace' combination, and distinguish by actual street segment between lake view, rail line, arterial road and ordinary interior streets.
Legacy
A low-rise family community in east Markham, sitting between Box Grove, Cornell and the Rouge River system.
Housing · market · diligence · practice
- Housing & buyers
- Mainly circa-2000s detached, semis and townhouses; Box Grove buyers often use it as a comparison—similar, but with different street and lot conditions.
- Market & lifestyle logic
- The hospital, east Markham retail, the 407 and the adjacent park belt support owner-occupier family demand; rentals are mostly whole-home family tenancies.
- Due-diligence focus
- Confirm Rouge-related environmental restrictions, 407 noise, schools and the specific street segment, basements, and the impact of future development to the east.
- Agent practice
- Use like-for-like sales from Legacy itself and adjacent Box Grove; do not use a blanket 'Rouge North' average price.
Rouge River Estates
A low-rise residential sub-pocket shaped by the Rouge River setting; value is driven more by the valley, greenspace and lot views.
Housing · market · diligence · practice
- Housing & buyers
- Mostly family detached homes; some properties have stronger backyard views or a lower-density feel.
- Market & lifestyle logic
- The natural setting and quiet may command a premium, but that does not mean stronger liquidity or cash flow.
- Due-diligence focus
- Check first: TRCA regulated area, floodplain, erosion, trees, backyard works, basement water problems, and whether the view will last.
- Agent practice
- Turn 'backs onto greenspace' into a verified fact; the CMA must adjust item by item for lot, noise, view and restrictions.
North: distinctive low-density & the urban core
3 communitiesVictoria Square
A historic settlement and low-density residential area in north Markham, adjacent to the 404, Major Mackenzie and the new growth belt.
Housing · market · diligence · practice
- Housing & buyers
- Heritage homes, larger lots, custom builds and newer low-rise projects coexist; suits buyers who value space and a low-density feel.
- Market & lifestyle logic
- Scarcity and north-end transportation links are the key; daily amenities usually rely on nearby Berczy, Angus Glen or Richmond Hill.
- Due-diligence focus
- Verify heritage status, well/septic vs. municipal services, lot use, ability to expand, road/development impacts and nearby construction.
- Agent practice
- Do not use a single 'community average price'; emphasize scarce low-density living, but be clear about the due diligence required and the car dependence.
Cathedraltown
A planned community in north Markham built around the Cathedral of the Transfiguration, with a distinctive architectural and community identity.
Housing · market · diligence · practice
- Housing & buyers
- Mostly post-2000s detached, townhouses and some condos; aimed at families, downsizers and buyers seeking a tidy streetscape.
- Market & lifestyle logic
- Relies on the 404, Major Mackenzie and Cachet/Angus Glen retail; highly recognizable but small in scale.
- Due-diligence focus
- Confirm condo/POTL fees, the impact of cathedral events or arterial roads, school boundaries, unfinished projects nearby, and the liquidity of the specific unit type.
- Agent practice
- Make 'a distinctive north Markham low-rise community' the main narrative; do not misrepresent the cathedral landmark as a private amenity.
Commerce Valley
The triangle west of Highway 404 boxed in by Highways 7 and 407: the Commerce Valley Drive office park and hotels, plus Leitchcroft's condo towers and low-rise homes. Downtown Markham and Markham Centre are not part of it — on TRREB's map they belong to Unionville (see #41).
Housing · market · diligence · practice
- Housing & buyers
- Condos, condo townhouses, a few low-rise homes and office/mixed-use products; suits commuters, first-time buyers and those after an urban lifestyle.
- Market & lifestyle logic
- Jobs, dining and entertainment, Viva and the 404/407 are the advantages, but management quality and supply vary enormously from building to building.
- Due-diligence focus
- Check building maintenance fees, parking/locker, shared commercial condo elements, future view obstruction, construction, rental rules, and the actual walk to GO/Viva.
- Agent practice
- Don't present it as Downtown Markham; compare building by building rather than rolling buildings of different ages into one price per square foot.
West: mature communities & the Thornhill orbit
6 communitiesGerman Mills
A mature, tree-lined low-density community in southwest Markham, near Bayview, Leslie, the 404 and Thornhill.
Housing · market · diligence · practice
- Housing & buyers
- Mainly 1970s–1980s detached, semis and some townhouses; suits families who care about mature tree canopy, larger rooms and a driving commute.
- Market & lifestyle logic
- The natural setting, German Mills Park and 404 access are the advantages; the housing age means big differences in maintenance and renovation.
- Due-diligence focus
- Check roof, drainage, basement, waterproofing, electrical, road noise, school boundaries, and how comparables differ from Thornhill/Richmond Hill.
- Agent practice
- Sell the mature canopy and low-density feel, while making age-related maintenance costs and renovation quality the core of the valuation.
Aileen-Willowbrook
An established cross-municipal living area in Markham's southwest corner, near Bayview, John Street and Thornhill retail.
Housing · market · diligence · practice
- Housing & buyers
- A mix of detached, semis, townhouses and some condos; suits those who value established schools, retail and commuting to Toronto/Richmond Hill.
- Market & lifestyle logic
- Strong location and everyday convenience, but considerable variation within the neighbourhood; some stretches sit close to arterial roads or commercial corridors.
- Due-diligence focus
- Verify schools, boundaries, municipal services, traffic noise, older-home renovations and basement condition; do not automatically assume the neighbouring municipality's schools or transit conditions apply.
- Agent practice
- Frame it as 'an established southwest Markham family living area', anchored to the specific street segment rather than a generalized neighbourhood halo.
Grandview
A mature mix of high-density and low-rise in southwest Markham near Yonge/Steeles, often compared alongside Thornhill and north Toronto.
Housing · market · diligence · practice
- Housing & buyers
- Condos, townhouses, semis and older detached homes coexist; buyers range from first-timers to cross-municipal commuting families.
- Market & lifestyle logic
- Yonge/Steeles retail and transit bring convenience, but arterial traffic and differing ownership forms widen the valuation spread.
- Due-diligence focus
- Confirm the municipal boundary, schools, public transit, maintenance fees, parking, noise, and the impact of future intensification along Yonge/Steeles.
- Agent practice
- Establish which municipality and school system the property falls under before talking 'convenience'; proximity to Yonge is no reason to overlook congestion and building-to-building differences.
Bayview Glen
A mature, upscale low-rise residential area near Bayview Avenue, connected to the Thornhill, German Mills and Richmond Hill catchments.
Housing · market · diligence · practice
- Housing & buyers
- Mostly larger detached homes, renovated houses and custom builds; aimed at families who value the lot, quiet streets and long-term owner-occupancy.
- Market & lifestyle logic
- Mature canopy, relatively scarce low density and northbound commuting access support a premium; house quality varies widely.
- Due-diligence focus
- Check lot dimensions, renovation permits, basement, waterproofing, trees, arterial-road noise and school boundaries.
- Agent practice
- The selling point is a mature, high-quality owner-occupier setting; valuation must be driven by street segment and degree of renovation, not just bedroom count.
Thornhill
The mature town living area on the Markham side of historic Thornhill, close to Yonge, Bayview and Toronto/Richmond Hill.
Housing · market · diligence · practice
- Housing & buyers
- A wide range of housing, from older detached, semis and townhouses to condos; buyers often compare across municipalities.
- Market & lifestyle logic
- Walkable retail, public transit and established facilities are the strengths; different municipal boundaries, school zones and taxes must not be conflated.
- Due-diligence focus
- Confirm by address whether it is Markham or Vaughan/Richmond Hill, plus schools, property tax, development applications, noise and management responsibilities.
- Agent practice
- Treat 'Thornhill' as a market-perception label, not a single MLS area or valuation unit.
Royal Orchard
A mature detached-home area in southwest Markham, near Yonge, Bayview, the 407 and Royal Orchard Park.
Housing · market · diligence · practice
- Housing & buyers
- Mostly 1960s–1980s detached, semis and some townhouses; suits families who need established space but are not chasing a new-build look.
- Market & lifestyle logic
- Parks, established schools and the transportation location bring steady demand; renovations, additions and basement condition of the older homes drive the price spread.
- Due-diligence focus
- Focus on foundation, waterproofing, drainage, asbestos/old electrical, permits, schools and future development of the Yonge corridor.
- Agent practice
- Emphasize 'established community + commuting convenience'; give buyers a renovation budget and same-street before/after-renovation comparables, rather than just selling lot size.
South-central family communities & premium low-density pockets
6 communitiesSouth Unionville / Village Green-South Unionville
A family community in south-central Markham characterized by newer low-rise housing, retail convenience and proximity to the 407/Markham Road.
Housing · market · diligence · practice
- Housing & buyers
- Detached, semis, freehold townhouses and some condos, with most housing dating from the 1990s–2010s.
- Market & lifestyle logic
- Commuting, Pacific Mall/Markham Road retail and community facilities support owner-occupancy; some locations are affected by 407 or arterial-road noise.
- Due-diligence focus
- Check schools, POTL/condo fees, 407 noise, basement, parking and nearby intensification projects.
- Agent practice
- Present it as a 'newer, practical, well-balanced location' family choice; do not conflate it with the value logic of historic Unionville.
Thornlea
A predominantly residential community in west Markham, south of the 407 between the German Mills Creek valley and the 404, with Leslie Street through the middle; its neighbours are Commerce Valley, Milliken Mills West, German Mills and Aileen-Willowbrook.
Housing · market · diligence · practice
- Housing & buyers
- Almost entirely detached houses: in the 2021 Census, 1,530 of 1,565 occupied dwellings were single-detached, about 81% of homes were built in 1981–90, and no semis or townhouses were recorded.
- Market & lifestyle logic
- 404 commuting, greenspace and established facilities support long-term owner-occupancy; rush-hour traffic and age-related maintenance are the real trade-offs.
- Due-diligence focus
- Check highway/arterial noise, ageing home systems, drainage, schools, lot orientation and future projects along the transportation corridors.
- Agent practice
- Sell it as 'an established family neighbourhood with 404 convenience', backed by specific maintenance records to build credibility.
Rouge Fairways
A low-rise residential sub-area shaped by the Rouge River, greenspace and golf-course setting, often compared with Legacy and Box Grove.
Housing · market · diligence · practice
- Housing & buyers
- Mostly family detached homes with a few townhouses; some lots carry a greenspace or golf-view premium.
- Market & lifestyle logic
- Quiet, views and east Markham commuting are the core; tenants are mostly families, and cash flow is usually not the main selling point.
- Due-diligence focus
- Check TRCA, valley/golf-course boundaries, noise, whether the view will last, drainage, backyard-works restrictions and maintenance responsibilities.
- Agent practice
- Do not treat a 'golf/greenspace view' as a permanent guarantee; factor environmental restrictions and the true quality of the view into the valuation together.
Sherwood-Amberglen
An established family residential pocket east of Markham Village, with old-town amenities and plenty of parks/greenspace.
Housing · market · diligence · practice
- Housing & buyers
- Mostly 1970s–1990s detached, semis and townhouses; suits families who want to be near Main Street Markham but are more budget-conscious.
- Market & lifestyle logic
- Established schools, hospital access and Markham Village retail are the advantages; new-build supply is limited.
- Due-diligence focus
- Check older-home renovations, waterproofing, basement, hospital/arterial-road noise, school boundaries, and street-by-street differences versus Markham Village.
- Agent practice
- The main narrative is 'established family living + Old Markham convenience'; do not price every street segment at the historic-core premium.
Bayview Fairway / Bayview Country Club Estates
An upscale low-density residential area near Bayview Country Club, known in the market for large lots, greenspace and privacy.
Housing · market · diligence · practice
- Housing & buyers
- Mostly large detached homes, custom builds and upgraded rebuilds; buyers value long-term owner-occupancy, the lot and the setting.
- Market & lifestyle logic
- Scarce lots and mature canopy form the core of value; property-to-property variation far exceeds that of an ordinary community average.
- Due-diligence focus
- Check trees, lot restrictions, permits, drainage, golf-course/road noise, rebuild potential and maintenance costs.
- Agent practice
- Use a very strict CMA matched on lot type and degree of renovation; do not substitute an ordinary Bayview detached average price.
Devil’s Elbow / Victoria Manor-Jennings Gate
A rural-edge and upscale low-density residential area in north Markham, bordering natural landscape, Angus Glen and new development lands.
Housing · market · diligence · practice
- Housing & buyers
- Heritage homes, large-lot detached, custom builds and both older and newer low-rise projects coexist.
- Market & lifestyle logic
- The selling points are scarce low density, nature and the north Markham location; daily life and commuting are car-based.
- Due-diligence focus
- Pay particular attention to heritage status, well/septic, servicing, TRCA/trees, road widening, zoning, and the right to expand or rebuild.
- Agent practice
- Do not treat it as a standard subdivision; complete land, servicing and environmental due diligence up front.
Rural Markham, hamlets & urbanizing planning areas
9 communitiesCedar Grove / Rural Markham
One of Markham's official historic hamlets, sitting between the eastern countryside and the growth area, with low-density, historic-settlement character.
Housing · market · diligence · practice
- Housing & buyers
- Heritage homes, rural detached houses, large lots and a few rebuilds; housing product and public-service conditions are highly uneven.
- Market & lifestyle logic
- Land scarcity and proximity to east Markham are the advantages, but sales are few, and no reliable monthly community average can be formed.
- Due-diligence focus
- Confirm HAM-RES/zoning, well/septic, municipal services, heritage status, TRCA, trees, accessory buildings and road plans.
- Agent practice
- Value using Rural Markham and similar-land comparables; any plan to expand, rent out or rebuild must be premised on written verification.
Armadale
An established mixed residential/commercial living area in south Markham near Markham Road, 14th Avenue and Steeles.
Housing · market · diligence · practice
- Housing & buyers
- A mix of low-rise homes, townhouses, semis and some condos; suits families who value commuting, shopping and a more accessible price point.
- Market & lifestyle logic
- Convenience, Chinese retail and cross-municipal driving are the advantages; arterial roads, adjacent warehouse/commercial uses and traffic congestion affect some properties.
- Due-diligence focus
- Check the specific location, schools, noise, basement, parking, future corridor intensification, and tenure type/maintenance fees.
- Agent practice
- Compare by block and property type; 'Armadale' is not a homogeneous price band.
Langstaff Gateway / Thornhill Urban Centre
A cross-municipal high-density planning area and transit gateway around Yonge–407–Langstaff, taking in existing condos, offices and the logic of large-scale future redevelopment.
Housing · market · diligence · practice
- Housing & buyers
- Mainly condos and mixed-use projects; suits commuters, downsizers and those researching long-term urbanization investment; not a traditional low-rise community.
- Market & lifestyle logic
- Yonge, Viva, GO/future regional transit and the 407 provide structural value, but development timelines, supply and municipal boundaries are complex.
- Due-diligence focus
- Distinguish the Markham/Richmond Hill/Vaughan boundaries; verify the specific Secondary Plan, zoning, transit-project status, maintenance fees and construction risk.
- Agent practice
- In marketing, strictly separate transit that is already operating, plans that are approved, and projects still under study; investment models must account for future supply.
Locust Hill
A historic rural settlement at the east end of Highway 7, near Reesor, the Rouge National Urban Park gateway and east Markham.
Housing · market · diligence · practice
- Housing & buyers
- Mostly low-density detached, heritage homes, large lots and a few rebuilds; listing platforms often mix in Cornell listings.
- Market & lifestyle logic
- The core is the balance of rural feel, nature and proximity to urban services; sales volume is low and house condition varies widely.
- Due-diligence focus
- Check Hamlet Residential zoning, well/septic, heritage status, Highway 7 access points, trees, TRCA, accessory buildings and future roads.
- Agent practice
- Pin down the official MLS community and lot location first, then run a Rural Markham CMA; never quote a price from a 'Locust Hill' search-page average.
Dickson Hill
A historic hamlet in north Markham, typified by rural housing, a natural setting and very low density.
Housing · market · diligence · practice
- Housing & buyers
- Typically large-lot detached, older homes, custom builds or properties needing renovation; suits buyers who accept a car-dependent lifestyle and complex property due diligence.
- Market & lifestyle logic
- The scarce setting and north-end lots are the draw; not suited to measurement by a standard community average or short-term liquidity expectations.
- Due-diligence focus
- Verify zoning, well/septic, heritage status, servicing, environment, trees, lot restrictions, roads and any expansion/rebuild approvals.
- Agent practice
- Prepare clear land and servicing documentation before marketing; position it as 'hamlet living', not 'a substitute for a new subdivision'.
Almira
One of Markham's officially preserved historic hamlets; small, strongly rural, at the boundary between the urban edge and the agricultural/natural system.
Housing · market · diligence · practice
- Housing & buyers
- Mostly low-density detached, large lots and heritage properties; the transaction sample is limited.
- Market & lifestyle logic
- The value logic is scarce land and rural character, not retail, public transit or steady condo rentals.
- Due-diligence focus
- Investigate zoning, well/septic, lot servicing, heritage status, natural constraints, road maintenance and the legality of accessory structures.
- Agent practice
- Put valuation and risk disclosure up front; never promise the possibility of future development, alteration or severance.
Rouge North
The Rouge North–Legacy–Box Grove environmental and planning area; not an ordinary MLS community with uniform boundaries and steady sales.
Housing · market · diligence · practice
- Housing & buyers
- Takes in the low-rise housing of Legacy, Box Grove, Rouge River Estates, Rouge Fairways and similar areas, plus the lands adjoining the ecological corridor.
- Market & lifestyle logic
- The value logic is low-rise housing, the Rouge valley, the 407 and the east Markham living area; no standalone 'Rouge North average price' can be established.
- Due-diligence focus
- Check first: TRCA, floodplain, erosion, vegetation protection, trees, backyard works, 407 noise and the actual MLS community.
- Agent practice
- Every CMA goes back to the specific subdivision, street and property type; spell out valley restrictions and view advantages together.
Milliken Centre
A planning area, not a TRREB community: the Milliken Centre Secondary Plan (OPA 56, By-law 2024-151), adopted by Markham Council on July 17, 2024 for about 73 ha around Kennedy Road and Steeles Avenue East — mostly the south-west corner of Milliken Mills East, plus a pocket west of Kennedy north of the rail line. Its minimum targets for that plan area are 17,000 people, 8,000 units and 4,800 jobs. As of October 2026 the province had not yet decided on it (ERO 019-9200). See the Milliken Mills guide.
Housing · market · diligence · practice
- Housing & buyers
- Existing low-rise, retail, employment lands and a few condos coexist; future plans include more mid- and high-rise, mixed use, public space and schools.
- Market & lifestyle logic
- TTC/YRT, GO, Pacific Mall and cross-municipal commuting support long-term appeal, but a stable standalone condo sales series has not yet formed.
- Due-diligence focus
- Distinguish the existing Milliken GO, facilities still under study and adopted plans; verify the specific project, delivery, school boundaries, road construction and future view obstruction.
- Agent practice
- Existing low-rise: use a Milliken Mills CMA; future condos: analyze separately on pre-construction terms, supply, maintenance fees and the real walk to transit.
Markham Centre
Markham's urban condo core, covering Clegg Road, South Town Centre, Enterprise, Birchmount, Uptown and Water Walk. On TRREB's community map these buildings, Downtown Markham included, sit in Unionville — see the Unionville guide.
Housing · market · diligence · practice
- Housing & buyers
- Condos from 2005 to the present, condo townhouses and a few live-work units coexist; product ranges widely from one-bedroom to family-sized two- and three-bedroom units.
- Market & lifestyle logic
- Viva, Unionville GO, the 404/407, York University Markham Campus, retail/entertainment and employment draw strong rental and resale attention.
- Due-diligence focus
- Building by building, check maintenance fees per square foot, parking and locker, utilities, reserve fund, shared commercial condo elements, elevators, short-term rental rules, future supply/view obstruction and the school holding boundary.
- Agent practice
- Do not compare on price per square foot alone: older buildings with large units and high fees compete on different logic from new buildings with small units; prioritize the real commute and sustainable carrying costs.
