Bullock is generally read as the area south of the Bullock Drive / Carlton Road corridor, north of Highway 7, east of McCowan Road, and west toward Markham Road / Main Street Markham.

One caveat worth raising with every client: Bullock’s boundary is not applied consistently across platforms. Individual listings may also be filed under Markville, Old Markham Village, or Conservation. That has three practical consequences:

  • Platform “neighbourhood average price” figures distort here — the same street can land in two different communities on two different sites.
  • Run CMAs off the actual street segment and MLS area, not off a community label used as a filter.
  • Which community name goes in the listing affects buyer search hits — that’s a separate seller-side conversation.

  • 1980s two-storey detached: closer to how contemporary families actually live.
  • Older homes on large lots: the primary source of rebuild upside.
  • A small number of townhomes and other low-rise stock.

Along the Main Street / Highway 7 edges you’ll also find a handful of commercial or mixed-use properties.

Much of this stock has entered its renewal cycle. The inspection list here is specific and non-negotiable: roof, windows, HVAC, electrical panel, basement moisture, drainage, trees, driveway — and rebuild potential. This isn’t box-ticking. In Bullock, that list largely determines which direction your offer should move.

Markville Secondary School is one of the most-watched school assets in this pocket, and a real driver of why Bullock listings get searched at all.

But this needs stating plainly: school boundaries must be verified by specific address, never inferred from a community name.

  • Both YRDSB and YCDSB direct families to their official school locator, queried by address.
  • Bullock’s own community boundary is applied inconsistently across platforms (see lens 02) — so inferring a catchment from a neighbourhood label is unreliable twice over.
  • Fraser and EQAO results are worth reading, but only alongside the boundary, the school’s specialty programs, walking distance, and the year your child actually enrols. A ranking is market reference, not a buying thesis.

Practically: any verbal “it’s in the Markville SS catchment” claim gets re-checked against the official locator before an offer goes in. Boundaries get redrawn; neighbourhood reputation doesn’t update itself.

Detached pricing in Bullock generally sits in Markham’s upper-middle band of mature communities — above the entry tier, still below the luxury pockets. That’s its structural position: not cheap, not the ceiling.

What actually sets the price on any given house isn’t the community average. It’s five variables:

  • Lot size — heavily weighted anywhere the rebuild math works.
  • Rail line / arterial proximity — the main source of intra-community discount.
  • Rebuild feasibility — determines whether builders are even in the buyer pool.
  • Condition and finish — with stock this old, the renovated-vs-original spread widens.
  • School boundary — see lens 04; verify by address.

Which means the community average price is close to useless for pricing here. Inside one postal code, a wide-lot interior-street bungalow with good bones and a dated kitchen, and a same-square-footage house backing onto McCowan, are two different markets. Per-property CMA is mandatory — in Bullock that isn’t diligence polish, it’s the price of entry.

Rental demand in Bullock comes from three identifiable places:

  • Tenants who want to be in central Markham — buying the location itself.
  • Commuters anchored to Markville Mall / Centennial GO — where the daily-life radius and the commute radius both work.
  • Catchment-driven families and newcomer households in transition — early-landing demand that values mature amenities.

But be blunt about the investment shape: Bullock suits buy-renovate-hold or land banking. It does not suit a pure short-term cashflow play. That follows from the product — an older detached carries a completely different holding-cost structure than a condo.

Four items an investor must underwrite explicitly: basement legality, arterial / rail-line impact, ongoing repair cost on an aging house, and rebuild cost. Miss any one of them and the return model is fiction.

Put more directly: if the client’s objective is monthly positive cashflow, Bullock is probably not the answer. If the objective is “hold a piece of central Markham land at a controllable carry and let time work,” then the Bullock logic holds. Settle which of those two it is before you look at a single house.

07 · 交通Commute

Centennial GO Station is Bullock’s core commuting proposition (GO Stouffville Line). It’s the community’s hardest asset, and what separates it from other mature low-rise pockets in Markham.

Road connectivity is equally solid: McCowan, Highway 7, the 407, and Main Street Markham tie Bullock into the whole central Markham network.

Worth noting: the City’s own material for Centennial Community Centre highlights that it sits immediately adjacent to Centennial GO and Markville Mall. In other words, the GO station, the mall and the community centre are clustered together — that cluster is Bullock’s functional core. Walking a client through those three as one connected node lands better than pitching any of them alone.

One caution: rail proximity cuts both ways. The commute convenience and the noise discount come off the same track — a point that resurfaces in lenses 05 and 09. The sweet spot is a street within walking distance of the GO, but not backing onto the corridor.

CF Markville(Markville Mall)是 Bullock 的生活核心。这不是”附近有个商场”级别的配套——它是这个社区日常半径的中心点,也是 Bullock 在市场上最容易被理解的一个坐标。

除商场之外,Highway 7、McCowan、Main Street Markham 周边商业成熟,日常采买、餐饮、服务的覆盖不需要跨区解决。

对买家的实际意义:Bullock 的配套是已经建成的,不是规划中的。这一点在和新区盘做对比时很关键——新区的商业配套通常写在图纸上,Bullock 的商业配套你今天就能开车过去。成熟社区的溢价,很大一部分就是”不用等”。

CF Markville (Markville Mall) is the centre of daily life in Bullock. This isn’t “there’s a mall nearby” — it’s the anchor of the community’s daily radius, and the single easiest coordinate for the market to place Bullock against.

Beyond the mall, retail along Highway 7, McCowan and Main Street Markham is fully established. Groceries, dining and services don’t require leaving the area.

What that means for a buyer: Bullock’s amenities are built, not planned. That matters most when comparing against new-build communities — where the retail is usually still a drawing. In Bullock you can drive to it today. A large share of what you pay for in a mature community is simply not having to wait.

Centennial Community Centre is the backbone of community facilities here, offering an ice rink, fitness space, meeting rooms and community programming.

Its value isn’t only the facility — it’s the placement. As noted, Centennial Community Centre sits immediately next to Centennial GO and Markville Mall. For a family with kids, that means hockey practice, the weekly shop, and the commute all share one radius. That overlap is not common across mature GTA communities.

Worth walking clients through the triangle physically: GO station → mall → community centre. Bullock’s case isn’t any single amenity — it’s the distance between them.

Calibrate the expectation first: Bullock is not a major new-development district. Don’t sell it on a “planning upside” narrative — that’s a different kind of community’s story.

Bullock’s long-term value runs along five slower, sturdier lines:

  1. Scarce low-density land in central Markham — the foundation. Central mature Markham isn’t manufacturing new large lots.
  2. Markville Mall’s established retail — a built commercial core, not contingent on future delivery.
  3. GO commuting — Centennial GO’s value is structural.
  4. Highway 7 urbanization — continued intensification along the corridor reshapes the surrounding asset mix.
  5. Renovation / custom-rebuild potential — renewing the existing stock is itself a value-release path.

Put another way: the Bullock appreciation story isn’t “wait for new things to get built” — it’s “central-location land gets put to better use.” Those two theses carry entirely different time horizons and risk profiles. Make sure the client knows which one they’re actually buying.

Bullock 适合谁:想买成熟独立屋、要靠近 GO / Mall 的家庭,以及愿意动手装修老房的买家。最后半句是筛选条件,不是修饰语——不接受装修的客户在 Bullock 会很痛苦。

该找什么样的房子(这是一份具体的画像):

  1. 安静内街——不是”环境好”这种模糊表述,是具体避开车流。
  2. 远离铁路和主干道——铁路、McCowan、Highway 7 的影响是可量化的折价来源。
  3. 宽地块——翻建潜力和长期土地价值都锁在这一项上。

Who Bullock fits: families who want mature detached housing near the GO and the mall — and buyers genuinely willing to renovate an older home. That last clause is a filter, not a flourish. A client who won’t take on renovation will have a miserable time here.

What to look for — a specific profile:

  1. Quiet interior streets — not vague “nice setting,” but concretely off the traffic.
  2. Distance from the rail line and arterials — rail, McCowan and Highway 7 exposure is a measurable source of discount.
  3. Wide lots — both the rebuild upside and the long-run land value are locked in this one variable.
  4. Good bones, dated finishes — the most valuable listing type in Bullock. Structure can be verified and finishes can be changed. The inverse — polished cosmetics over structural problems — is the trap.

The logic is clean: in a community with aging stock, the real buyer opportunity isn’t bargain-hunting. It’s trading a condition profile other buyers won’t touch for land they can’t otherwise get. That works only if you can cost the renovation accurately and verify the structure honestly. If you can’t price it, don’t buy it.

关键判断:Bullock 房龄偏老,如果 listing 只讲房子本身,等于把最弱的一面推到前面。该讲的是区位、生活方式和目标客群——房子是旧的,但位置、地块和这套配套组合不是。

特别提醒:大地块 + 翻建潜力要主动写进 listing。不写,builder 和 land-banking 买家根本不会进来看——而这两类人恰恰是老房子最不挑剔的买家。你把翻建潜力藏起来,损失的是买家池宽度。

  • Large lot / rebuild potential — this is what pulls builders and long-hold buyers into the pool.
  • Centennial Community Centre — the daily anchor for family buyers.

The judgment call: with stock this age, a listing that markets only the house leads with its weakest card. Market the location, the lifestyle and the target buyer instead — the house is old, but the position, the lot and this amenity cluster are not.

One specific note: put the large lot and rebuild potential in the listing explicitly. Leave them out and builders and land-banking buyers never walk through the door — and those are precisely the buyers least bothered by a dated house. Hiding the rebuild angle costs you buyer-pool width.

  4. Rebuild cost — if the strategy is a rebuild, an error here consumes the entire expected return.

The honest version for investors: Bullock’s return comes from land and capital preservation, not monthly cashflow. “Cashflow returns are unremarkable” should be passed to the client verbatim, not packaged away. Blending the two theses is the most common investment misread in this community.
