看房时间:什么时候能看、什么时候能搬Viewing timing: when you can see it, when you can move in

没人住的房子,经纪用 lockbox 带你看,当天看、当天下 Offer (Form 410),谈定后 1-2 周拿钥匙。热门房源上市 3-7 天就签出。No one’s living there. Your agent uses a lockbox to show the unit and you can view and submit an Offer to Lease (Form 410) the same day. Once accepted, you typically key in 1 to 2 weeks. Hot listings are gone in 3 to 7 days.

法律要求房东 提前 24 小时书面通知 现租客,看房时间限早 8:00 – 晚 8:00。现租客退租需 提前 60 天(Form N9),所以入住日通常在 1-2 个月后。The law requires the landlord to give 24 hours written notice before any showing, within 8 a.m. to 8 p.m. The current tenant has to give 60 days’ notice (Form N9) to move out, which pushes your move-in to 1 or 2 months after the lease is signed.

没有本地信用分?可以用 Offer Letter / 工签 / PR 卡 + 海外银行存款证明 + 加拿大本地银行账户流水 替代。No Canadian credit yet? Substitute with a job offer letter, work permit, or PR card, plus overseas asset proof and your Canadian bank account opening statement.

留学生INTERNATIONAL STUDENT

学校录取信 + 学费缴费证明 + 父母担保人(Guarantor Agreement)。父母签担保书即可替代本地信用。Use a school admission letter, tuition payment receipt, and a parent guarantor (Guarantor Agreement). A parent-signed guarantor form stands in for local credit in most cases.

⚠️ PREPAID RENT 预付房租PREPAID RENT — READ BEFORE SIGNING

信用不足时,房东可能要求预付 3-12 个月房租。这不是押金,是提前交的房租。务必让经纪在合同里写清每月抵扣哪一期,避免到期争议。When credit is thin, some landlords ask for 3 to 12 months of prepaid rent. This isn’t a deposit — it’s rent paid up front. Have your agent write into the lease which month each prepayment covers, so there’s no dispute when the term ends.

合同条款:Ontario Standard Lease 必看 5 项Lease clauses: the 5 lines on the Ontario Standard Lease that matter

CLAUSE ①

定金 DepositDeposits

安省合法定金只有两种:Last Month’s Rent ≤ 1 个月房租(抵最后一个月房租),以及合理的 Key Deposit(还钥匙时退)。
✗ 损坏押金、宠物押金 均违法
Only two types are legal in Ontario: Last Month’s Rent ≤ one month’s rent (applied to the final month), and a reasonable key deposit (refunded on key return).
✗ Damage deposits and pet deposits are illegal.

CLAUSE ②

定金 & 房租交付Deposit & Rent Payment

定金用 Bank Draft 付给 Listing Brokerage(不是房东)。月租可选 Post-dated Cheques / e-Transfer / PAD。法律规定房东 不能强制 要求 post-dated cheques。The deposit is paid by bank draft to the listing brokerage (not the landlord). Monthly rent can be paid by post-dated cheques, e-transfer, or PAD. A landlord cannot require post-dated cheques.

房东权利Landlord Rights

按时收租、维护房屋、合理通知后进屋检查。若房东本人或直系亲属要自住,可用 Form N12,但须赔偿 1 个月房租,且必须真实自住。Collect rent on time, maintain the unit, and enter with proper notice for inspections. If the landlord or an immediate family member genuinely intends to move in, they can serve a Form N12 — but they owe one month’s rent in compensation and must actually occupy the unit.

选房注意:容易忽略的 5 件事On the showing: 5 things people forget to check

朝向Exposure

冬天长,南向 / 西南 采光最好。北向阴冷。Winter is long. South / southwest exposure gets the most daylight. North-facing units feel cold and dim.

地毯Carpets

老地毯是过敏和气味源。确认 入住前清洗或更换,写进 Schedule A。Old carpet is a classic allergen and odour source. Require deep clean or replacement before move-in — write it into Schedule A.

状态Condition

入住前拍 全程视频(每间房、每个电器)。退租护身符。Before move-in, walk the unit and shoot a continuous video — every room, every appliance. This is your deposit insurance.

位置Location

TTC/GO 距离、T&T、学区、夜间安全。Street View 不同时段看。TTC/GO access, grocery, schools, and evening safety. Street View the block at different times of day.

要不要找自己的租客经纪?Should you get your own tenant agent?

THE ANSWER

要找,而且是完全免费的。Yes — and it costs you nothing.

在安省,租客经纪的佣金 由房东(Listing Brokerage)支付,租客本人不掏一分钱。直接找房东经纪(Listing Agent)并没有省钱 — 那个经纪代表房东利益,不代表你。In Ontario, the tenant agent’s commission is paid by the landlord’s brokerage. You pay zero. Going directly to the listing agent doesn’t save you money — that agent represents the landlord’s interests, not yours.

Q1. 房东可以查我的信用吗?Q1. Can the landlord pull my credit report?

可以。Rental Application 里有授权条款。你自己提前拉一份(30 天内)主动提供,加分。Yes — the rental application includes a consent clause. Pulling your own recent report (within 30 days) and handing it over up-front signals you’re prepared and tends to help your application.

Q2. 签了 1 年 Lease,半年想搬走怎么办?Q2. I signed a 1-year lease — can I leave after 6 months?

两条路:Assignment(转租换人接合同)或 Sublet(暂转一段时间后回来)。都需房东书面同意,房东不能无理拒绝。最省事是直接和房东协商提前解约。Two legal paths: Assignment (you swap in a new tenant who takes over) or Sublet (a temporary handoff while you plan to return). Both require written landlord consent, which the landlord cannot unreasonably refuse. Simplest move: negotiate early termination directly.

Q3. 1 年后房东能赶我走吗?Q3. Can the landlord force me out at the end of the first year?

不能。Lease 到期后自动转 Month-to-Month,租客权利不变。房东只能通过 LTB 规定理由(自住 N12、欠租 N4、违规 N5/N7)启动驱逐,且必须走 LTB 听证。No. When the term ends, the lease automatically rolls into month-to-month and your tenant rights stay the same. A landlord can only evict on RTA grounds (owner use N12, non-payment N4, breaches N5/N7), and every eviction must go through an LTB hearing.

Q4. 可以养宠物吗?Q4. What about pets?

安省法律规定 “No Pets” 条款在 Standard Lease 里无效(RTA s.14)。但公寓 Condo Corporation 规定可限制宠物类型/大小,凌驾于租约之上。Ontario law makes “no pets” clauses unenforceable in the Standard Lease (RTA s.14). The exception: condominium-level pet rules set by the Condo Corporation, which can limit pet type/size and supersede the lease.

至少 入住日前 4-6 周。文件、看房、Offer、谈判、签约、开水电户都需要时间。越紧急选择越少、议价空间越小。At least 4 to 6 weeks before your target move-in. Documents, showings, offers, negotiation, signing, and utilities setup all take time. The more compressed the window, the fewer options and less negotiation leverage.
