看你想要什么内容、用什么语言:想看深度看房 vlog 选 YouTube;要中文置业笔记选 小红书;喜欢图片视频随手刷选 Instagram;做 due diligence 或想看英文行业内容选 LinkedIn。四个都关注当然欢迎,但其实挑一个用得顺手的就够。Depends on the format and language you prefer: YouTube for in-depth property tours, Xiaohongshu for Mandarin written notes, Instagram for visual scrolling, LinkedIn for English industry takes and credential-checking. Following all four is fine, but one you actually open is better than four you don’t.
Q2. 真要买卖房,私信哪个最合适?Q2. For an actual transaction, which channel is best?
社交平台 DM 我都看,但响应不一定及时。真要谈具体买卖、看房、估价,最快是直接走 主页底部联系方式(电话/WhatsApp/微信/邮箱)——直接进我的工作流,不会被算法埋掉。I do read DMs, but response isn’t guaranteed to be fast. For actual transactions, viewings, or valuations, the quickest route is the contact info on the homepage footer (phone / WhatsApp / WeChat / email) — that goes straight into my working queue instead of getting buried by social algorithms.
Q3. 国内能看 YouTube 和 Instagram 吗?Q3. Are YouTube and Instagram accessible from mainland China?
国内直接访问 YouTube 和 Instagram 通常需要科学上网工具。如果你在国内、想跟中文内容,小红书 是最方便的——同样的房产话题我会用小红书的笔记格式重新讲一遍。Mainland China generally requires a VPN to access YouTube and Instagram. If you’re in mainland China and want Chinese-language content, Xiaohongshu is the easiest path — I cover the same real estate topics there in the local note format.
Q4. 内容多久更新一次?Q4. How often is the content updated?
不固定。地产是季节性行业,市场变动大、新房源上市、政策调整时更新会密一些;淡季节奏会慢。比起追求频率,我更在意每条内容能不能让你少走一步弯路。Not on a fixed schedule. Real estate is seasonal — posts pick up around market shifts, new listings, and policy changes, and slow down in quieter periods. I care more about whether each post saves you a wrong turn than about hitting a posting cadence.
