In a buyer’s market or slow market (DOM > 30), staging ROI is highest — staged homes average 11 days to sell vs. 90+ for unstaged. In a seller’s market (DOM < 7), the impact is smaller. But if your home needs an entry strategy to lift price, staging is effectively mandatory.

Dark heavy pieces, visible wear, or personal styles (bold wallpaper, antiques, strong cultural elements) — go with occupied staging or partial rental swap. If the furniture is already modern-neutral, a $250–$600 consultation plus a few accents usually does it.
Q3. Virtual Staging 和 Professional Staging 有什么区别? Q3. What’s the difference between virtual and professional staging?
Virtual Staging 只修图($30–$100/房间),便宜快速,适合首轮 online 引流。但开放日走进空屋的买家会有期望落差,直接影响成交。MLS® 规则明确要求 virtual staged 照片必须标注 “virtually staged”。Professional Staging 是实体家具 + 现场布置,开放日感知才真实——Virtual 不能替代 professional。 Virtual staging edits photos only ($30–$100/room) — cheap, fast, good for initial online traffic. But buyers walking into an empty house at the open hit an expectation gap that hurts conversion. MLS® rules require virtual-staged photos to be labeled “virtually staged”. Professional staging uses physical furniture and on-site styling — that’s what makes the open house real. Virtual does not replace professional.
Q4. Staging 费用应该谁出? Q4. Who pays for staging?
通常卖家全额承担,作为 listing expense 列入卖房成本。部分 listing agent 会协商分摊(因为 staging 帮他们更快卖出)。作为你的 listing agent,我会在 Listing Agreement 里明确谁承担、上限多少、续月谁付,避免事后被动加钱。 The seller typically covers it as a listing expense. Some listing agents share the cost (staging helps them sell faster). As your listing agent, I write into the Listing Agreement exactly who pays, the cap, and who covers monthly extensions — no surprise top-ups.
Q5. Staging 家具放多久?成交后怎么处理? Q5. How long does staging last? What happens after closing?
标准合同 1 个月(从 staging 完成日起算),续月另计费用(通常是首月的 30–50%)。家具产权一直属于 stager,成交或 staging 期结束后,stager 安排 take-down 和搬运,不需要卖家操心。签约前务必确认 delivery / take-down 是否含在首月费用里。 Standard contract is one month from completion, with monthly extensions (typically 30–50% of the first month). Furniture stays the stager’s property — they handle take-down and removal at sale or term-end. Confirm before signing whether delivery / take-down are included in the first month.
