60 分钟首次咨询完全免费。后续成交按 TRREB / RECO 规定由 brokerage 代收佣金——住宅买方经纪佣金通常由卖方在 Listing 中约定支付——具体数额在签 BRA(Buyer Representation Agreement)或 Listing Agreement 时双方明示同意。
The 60-minute first consultation is free. Subsequent commissions follow TRREB / RECO rules and are collected by the brokerage — for residential buyer agents, typically paid by the seller per the Listing — with exact figures disclosed and agreed when you sign the BRA or Listing Agreement.

可以。60 分钟首次咨询不绑 BRA、不推盘。我的工作是帮你理清下一步——预算合理吗、时机对吗、该 pre-approval 还是再等一轮——而不是立刻成交。这也是 “Clarity before commitment / 先看透,再落笔” 的本意。
Yes. The 60-minute first consultation has no BRA, no listings push. The job is to help you sort the next move — is the budget realistic, is the timing right, pre-approval now or wait one cycle — not to close a deal on the spot. That’s literally what “Clarity before commitment” means.

Native Mandarin + English。文件解读、律师/银行协作、报价谈判全程都可以用中文——尤其是楼花 APS、Status Certificate、Title 查询这类高风险文件,关键节点提供双语对照。
Native Mandarin + English. Document review, lawyer/bank coordination, offer negotiation can run entirely in Mandarin — especially for high-risk paperwork like pre-con APS, status certificates, and title searches, with bilingual cross-references at critical points.
