If you’re going to be a landlord here anyway, cost these out honestly:
- Maintenance: houses starting at 2,500–3,500 sqft, some running 4,000–7,000 sqft+, are a different maintenance category than small-format stock.
- Insurance: high-value property plus rental use prices differently than owner-occupied.
- Snow clearing and lawn care: the direct consequence of large lots. This is a Cachet-specific recurring cost, not a one-time expense.
- Tenant quality: the luxury tenant pool is narrow and screening takes longer. A narrow pool means longer searches, and longer searches mean more vacant months — that is where the yield goes.

But state it fully:
- Transit exists, but Cachet is not a transit-first community. Driving dominates.
- That suits business owners and cross-region commuters well — they were driving anyway, and the 404 simply buys back time.
- Inverted, a car-free household would struggle with daily life here. Lens 11 makes this point again, deliberately.
House-selection note: the 404 is an asset, but “close to the 404” and “right on the 404” are different products. Homes backing onto highways or arterials need a separate discount for noise and resale perception — which is exactly why lens 05 lists “404 / arterial exposure” as a mandatory valuation input.

- Short drive · the major nodes: King Square, First Markham Place, Downtown Markham, Markville Mall and the Richmond Hill retail corridors are all a short drive away. Chinese-living amenities (groceries, dining, services) are served from this ring.
The honest sentence: Cachet’s retail density does not match Highway 7 or Downtown Markham. That’s a real weakness, and it’s listed as one in lens 12.
But understand the nature of the trade: low density and high retail density are physically mutually exclusive. Cachet traded walk-to-retail for large lots and quiet streets. For the target buyer that’s a feature, not a bug — they were driving regardless. The precondition is simply: you drive.

Showing note: Cachet’s green advantage only registers when you walk it — photos and maps convey none of it. Route the Rouge River Trail or Thomas Frisby Woods into the showing itinerary. For families moving up from a high-density community, that ten-minute walk outperforms any listing copy you could write.

Read together, that’s the actual Cachet thesis: the surroundings are adding supply; the community itself is fixed stock. New housing, retail, employment and infrastructure from Buttonville lift regional value across west Markham — and because Cachet is built out, it cannot dilute that benefit with new supply. That is precisely why land scarcity is worth something here.
The risk disclosure clients need: Buttonville is a long-term variable, not a next-year event. Timeline, density and final form can all change. It belongs in a long-hold thesis, but it is not a reason to buy now, and it must never be marketed as a certainty. Until approvals land, it’s paper.

- The hold has to be long. Buttonville is a long-horizon variable and its timeline can move (lens 10). Betting on a ten-year story with three-year money forces you out mid-thesis.
- The carry has to be survivable. Large lots mean ongoing maintenance, insurance, snow and lawn costs (lens 06). Rent won’t fill that gap — you will.
- Low volume means liquidity risk. Lens 05 notes low transaction counts and wide dispersion. Read it in reverse: when you want out, the buyer pool is just as narrow.
Straight talk: “Cachet can be a good place to store wealth. It is not a cashflow machine. Getting that distinction right matters more than picking the street.”

- With buyers: lead on risk and trade-offs. Retail density below Highway 7, weak transit, 1990s stock entering its renewal cycle, high carrying costs — say all of it upfront. And screen out the three mismatched profiles (first-timers, car-free, cashflow investors) early.
