Spring has the most choice, winter the most leverage — but readiness beats the calendar

There’s no single best month for everyone — only the right time for you. The general pattern: spring (Mar–May) has the most listings and widest choice but the fiercest competition; winter (Dec–Jan) has the lowest volume, least competition and the most negotiating room; fall (Sep–Oct) is an underrated sweet spot. More important than the month is whether your financing, deposit and life stage are ready.

“Arthur, is now a good time to buy?” is the question I get most. People want a specific month, but the real answer has two layers: the market’s seasonal and rate rhythm, and — more importantly — whether you yourself are ready. Here is both.

Spring: the most choice, the fiercest competition

The GTA has two annual peaks: spring (Mar–May) and a fall mini-peak (Sep–Oct). Spring has the highest listing and sales volume, the widest selection, and the best homes come out — but buyers are most numerous too, bidding wars are common, and prices sit at the seasonal high. If you value finding the right home over saving a little, spring’s selection is worth the competition.

Winter: the quietest market, the most leverage

December to January is the lowest-volume stretch of the year — holidays and weather thin the buyer pool. But the sellers who stay listed are often more motivated (relocation, job change, a long-stale listing). Fewer buyers and less competition mean more negotiating room. The trade-off is a noticeably smaller menu. If you value price and terms — and can transact from a shorter list — winter favours the buyer.

Fall and summer: the underrated windows

Fall (Sep–Oct) is an overlooked sweet spot: serious buyers return after summer, but fewer new listings arrive than in spring, so good homes stand out and competition is gentler. Summer (Jun–Aug) is quieter overall, and spring inventory “ages” on the market — look for homes that have sat since late winter or early spring for the best negotiating room.

The rate cycle: don’t fixate on the bottom

According to the Bank of Canada (June 10, 2026), the target overnight rate is 2.25% (Bank Rate 2.50%) — a 5th consecutive hold, with the next decision on July 15. That means the Bank is near the bottom of this easing cycle and choosing to wait — so “waiting for the next cut to buy” has limited expected upside, while the holding cost of waiting (rent, missed equity) is real. Timing the rate bottom is as hard as timing the seasonal trough.
