Is GTA Really a "310 Market" in 2026? Real Data vs WeChat Hype

“310 market” is GTA realtor shorthand — 3 months, 100% absorption, 10%+ over asking. The signature of a runaway seller’s market. 2026 real data tells a more nuanced story.

310 market is informal GTA realtor shorthand: 100% sales absorption in 3 months plus average 10%+ over asking.
Key point: these conditions reappear every few years (2017, 2021), but 2026 TRREB data does not support the label — although certain submarkets are heating again.

TRREB 2026 real data

Per Toronto Regional Real Estate Board (TRREB) Q1 2026: total sales 28,500 versus 42,300 new listings — Sales-to-New-Listings Ratio (SNLR) 67%. That’s seller-leaning (60%+ tips toward sellers), but nowhere near the 100%+ extremes of 2021.

Days on Market (DOM) average 24 days versus the 2021 peak of 11. Sales-to-List Price Ratio (SLR) 99.2% — meaning sales close on average 0.8% below asking, not 10% over.

Why WeChat groups still say "310 market"

“310 market” is sales talk that prompts faster buyer decisions. “You’d better offer now” is more persuasive than “the market is mildly seller-leaning.” That’s pitch language, not data.

WeChat shares one detached home with 5 offers and 8% over asking — but omits the three other listings nearby sitting 60 days. Anecdote isn’t data.

Late 2025 saw a real surge — falling rates, immigration recovery, transitory overheating. By 2026 the surge has cooled toward equilibrium. “310 market” was a late-2025 description, not a mid-2026 one.

2026 GTA is a two-tier market — top-school detached + first-time condos lean seller (some approaching 310); luxury condos, outer pre-con, and investor units lean buyer. Treat aggregate labels with caution.

Long-run GTA averages: condos 28-35 days, detached 18-25. 2021 peak heat: 10-12 days. 2024 buyer's market: 30-45 days. 2026 currently: 24 days (seller-leaning).

How do I know if my target listing is priced fairly?

Check three things: 1) 90-day sales of similar units in same area; 2) active listings in the same complex; 3) whether this listing's DOM exceeds neighborhood average. The three together give a price fairness picture.
