The short answer: understand the timing rules (vacant vs. tenanted), bring the standard paperwork (ID, credit report, income proof, bank statements), read the Ontario Standard Lease (Form 2229E) clause by clause, pay attention to exposure and what's included in the rent — and know that hiring your own tenant agent is free.

What are the 5 key steps for renting your first place in Ontario?
The five decisions that shape your rental
When can you view a rental in Ontario and when can you actually move in?
Viewing timing: when you can see it, when you can move in
Show today, keys in 1 week
No one's living there. Your agent uses a lockbox to show the unit and you can view and submit an Offer to Lease (Form 410) the same day. Once accepted, you typically key in 1 to 2 weeks. Hot listings are gone in 3 to 7 days.
24-hour notice · 1–2 month move-in
The law requires the landlord to give 24 hours written notice before any showing, within 8 a.m. to 8 p.m. The current tenant has to give 60 days' notice (Form N9) to move out, which pushes your move-in to 1 or 2 months after the lease is signed.
Before you start touring listings, lock in your move-in window first. Once the window is set, you can filter out everything that doesn't fit — it doubles your search efficiency.
What documents do you need for an Ontario rental application — standard package vs newcomer/student versions?
Paperwork: the standard package (plus newcomer/student versions)
Standard package (local employment income)
No Canadian credit yet? Substitute with a job offer letter, work permit, or PR card, plus overseas asset proof and your Canadian bank account opening statement.
Use a school admission letter, tuition payment receipt, and a parent guarantor (Guarantor Agreement). A parent-signed guarantor form stands in for local credit in most cases.
When credit is thin, some landlords ask for 3 to 12 months of prepaid rent. This isn't a deposit — it's rent paid up front. Have your agent write into the lease which month each prepayment covers, so there's no dispute when the term ends.
What are the 5 must-read clauses in the Ontario Standard Lease?
Lease clauses: the 5 lines on the Ontario Standard Lease that matter
Deposits
Only two types are legal in Ontario: Last Month's Rent ≤ one month's rent (applied to the final month), and a reasonable key deposit (refunded on key return).
✗ Damage deposits and pet deposits are illegal.
Deposit & Rent Payment
The deposit is paid by bank draft to the listing brokerage (not the landlord). Monthly rent can be paid by post-dated cheques, e-transfer, or PAD. A landlord cannot require post-dated cheques.
Tenant Rights
· Landlord entry requires 24-hour written notice
· Annual rent increase capped at the Rent Guideline (2025 = 2.5% · 2026 = 2.1% · 2027 = 1.9%)
· Increases require 90 days' notice (Form N1)
· One increase per 12-month period
· All evictions must go through the LTB
According to Ontario Ministry of Municipal Affairs and Housing (2025). Guideline announced each June.
Landlord Rights
Collect rent on time, maintain the unit, and enter with proper notice for inspections. If the landlord or an immediate family member genuinely intends to move in, they can serve a Form N12 — but they owe one month's rent in compensation and must actually occupy the unit.
Tenant Insurance + Utilities Setup
Covers your belongings plus third-party liability (e.g., flooding a downstairs neighbour). Typical GTA single-tenant range: about $200–300/year. Square One, TD, and Sonnet all sell online.
According to Insurance Bureau of Canada (2025) — typical quotes for $30,000 contents and $1M liability.

What 5 things do renters most often forget to check during a viewing?
On the showing: 5 things people forget to check
Exposure
Winter is long. South / southwest exposure gets the most daylight. North-facing units feel cold and dim.
Carpets
Old carpet is a classic allergen and odour source. Require deep clean or replacement before move-in — write it into Schedule A.
Condition
Before move-in, walk the unit and shoot a continuous video — every room, every appliance. This is your deposit insurance.
Location
TTC/GO access, grocery, schools, and evening safety. Street View the block at different times of day.
Utilities Included
Get it line-by-line in the lease: heat, hydro, water, gas, internet, parking. The swing is $100–300/month (Ontario Energy Board, 2024).
Should you get your own tenant agent?
Yes — and it costs you nothing.
In Ontario, the tenant agent's commission is paid by the landlord's brokerage. You pay zero. Going directly to the listing agent doesn't save you money — that agent represents the landlord's interests, not yours.
How much does it actually cost to move in?
Most first-time renters budget only the monthly rent and miss the rest. The real cost lives in two buckets: move-in upfront and fixed monthly.
= First month's rent + Last Month's Rent + Key Deposit + Bank Draft fees
Typical GTA ranges for 2025–2026. Rent figures from Rentals.ca and Urbanation Q4 2024 reports, assuming a solo lease. Utilities assume not bundled into rent.

The 7-step first-time rental flow
Common Questions
Q1. Can the landlord pull my credit report?
Yes — the rental application includes a consent clause. Pulling your own recent report (within 30 days) and handing it over up-front signals you're prepared and tends to help your application.
Q2. I signed a 1-year lease — can I leave after 6 months?
Two legal paths: Assignment (you swap in a new tenant who takes over) or Sublet (a temporary handoff while you plan to return). Both require written landlord consent, which the landlord cannot unreasonably refuse. Simplest move: negotiate early termination directly.
Q3. Can the landlord force me out at the end of the first year?
No. When the term ends, the lease automatically rolls into month-to-month and your tenant rights stay the same. A landlord can only evict on RTA grounds (owner use N12, non-payment N4, breaches N5/N7), and every eviction must go through an LTB hearing.
Q4. What about pets?
Ontario law makes "no pets" clauses unenforceable in the Standard Lease (RTA s.14). The exception: condominium-level pet rules set by the Condo Corporation, which can limit pet type/size and supersede the lease.
Q5. How far out should I engage an agent?
At least 4 to 6 weeks before your target move-in. Documents, showings, offers, negotiation, signing, and utilities setup all take time. The more compressed the window, the fewer options and less negotiation leverage.
