When families move north from Markham or Richmond Hill, one line in the listing does a lot of quiet work: “minutes to Highway 404.” It reads like the commute problem is already solved. But a highway on-ramp and a train platform are two different promises, and buyers routinely blur them together. Here is the distinction I walk every client through before they fall for a location: the map measures distance, but your calendar measures friction — and those two numbers rarely match.

“Close to the 404” solves one commute — not every commute

A neighbourhood near Highway 404 is genuinely convenient for one kind of trip and merely average for another. The single most useful question is not “how close is the highway?” — it is “where do I actually need to be at 8 a.m.?” Answer that first, and the value of a Bayview Southeast address becomes obvious or overstated depending entirely on the destination. Everything below is just working through the two common answers.

If you drive to a job in the 404 corridor

This is where an east-Aurora location like Bayview Southeast genuinely earns its reputation. Bayview Southeast sits close to the Highway 404 and Bloomington Road interchange, so getting onto the 404 southbound toward the employment clusters in Markham and the northern 404 business parks is quick — you spend your first minutes moving, not crawling through side streets to reach the ramp. If you commute downtown: what Bloomington GO really is

Bloomington GO opened in June 2021 at Highway 404 and Bloomington Road, on the Richmond Hill line. It is an unattended station with over 1,000 free parking spaces across a garage and surface lot. GO Transit describes it plainly: “Customers in Richmond Hill, Aurora and Whitchurch-Stouffville have convenient access to GO services directly from Hwy. 404 at Bloomington Rd.” On paper that sounds like a downtown commute is handled. The detail that matters — and that most listings gloss over — is the shape of the service. A train ride from Bloomington to Union Station takes about 1 hour 5 minutes, but the trains only run at rush hour in the peak direction. Outside those windows — and in the reverse direction — you are on a route 61 GO Bus, not a train.

💡 “Close to Bloomington GO” means excellent weekday rush-hour rail in the peak direction, with all-day GO Bus coverage as a backup both ways. It does not mean frequent all-day two-way trains, and there is no weekend train service. That is a great fit for a fixed Monday-to-Friday downtown schedule and a poor fit for irregular hours or weekend trips into the city.

The catch: how close is too close to the highway?
