1.5 vs 2 Car Garage:What’s the Real Price Gap in GTA?
GTA Home Value Analysis · Arthur Zhao · 2026
A 1.5-car garage typically measures 16–18 feet wide — wide enough to park one car comfortably, with leftover space for shelving, a workbench, bikes, or seasonal storage. It cannot fit two standard cars side by side.
This garage format became extremely common in GTA homes built in the 1980s and 1990s, when households typically owned one vehicle and prioritized storage over dual parking.
A true 2-car garage starts at 20 feet wide and ideally reaches 22–24 feet for comfortable side-by-side parking with room to open doors. Note: a double garage door alone doesn’t guarantee a true 2-car capacity — the internal width is what matters.
Market / Listing Price Level
In comparable GTA neighbourhoods, a 2-car garage adds approximately $15,000–$40,000 to the asking price. In premium suburbs like Oakville, Markham, and north Mississauga, that gap can stretch to $47,000 or more.
Formal Appraisal Level
Certified appraisers applying cost-based methodology typically adjust $5,000–$10,000 between a 1-car and 2-car garage in their reports. This is notably lower than market reality — appraisers are trained to be conservative.
Overall Home Value Impact
Research suggests a 2-car garage can increase overall home value by 5%–12%. On a $900,000 GTA home, that’s a $45,000–$108,000 swing — significantly more than the cost to build one from scratch.
On-site verification checklist:
• Measure the interior width with a tape measure — 20 ft minimum for comfortable 2-car
• Check the garage door opening — needs at least 16 ft wide for a proper double door
• Look for structural columns, gas meters, or plumbing that eats into usable width
• Ask the current owner: do you actually park two cars in here?
Never take the listing description at face value. Bring a tape measure, or ask your agent to verify. I do this as a standard step for every garage property I show.
In Florida or California, a garage is a nice-to-have. In the GTA, it’s a quality-of-life upgrade with real financial weight. No ice scraping, no frozen engines, no getting kids in and out in a blizzard — buyers pay for that comfort, and it shows in resale data every winter selling season.
Building a new garage in Ontario runs approximately $19,900–$78,000+, depending on whether it’s attached or detached, the materials, and local contractor rates. Widening an existing garage is usually cheaper but is constrained by your lot and foundation.
ROI breakdown:
• If construction costs $35,000 and resale value increases by $45,000–$50,000 — that’s a positive return on paper
• Factor in: building permit timeline (weeks to months), disruption during construction, and the fact that some municipalities restrict garage expansions
• Renovating from the inside (better organization, epoxy floors, storage systems) often yields better short-term ROI for less money
Arthur’s recommendation: If you’re holding the property for 5+ years, expansion math usually works. If your horizon is under 3 years, buy the 2-car garage home outright — you’ll come out ahead without the construction headache.
