Realtor First or House First? The Right Order for Ontario Home Buyers
Get the sequence wrong and it’ll cost you ↓
I get calls all the time that start the same way: “I found a place I love—can you help me put in an offer?” My answer is always yes, but I’m immediately concerned. Because when a buyer comes to me already emotionally attached to a specific property, the negotiating position is already compromised. There’s a correct order to buying a home in Ontario. Get it right and you’ll be in control. Get it wrong and emotion—not strategy—drives your biggest financial decision.
1
Step One: Get Your Mortgage Pre-Approval First
Before you look at a single listing, get a mortgage pre-approval. This isn’t just paperwork—it tells you your real budget, not the number you hope for. It narrows your search to properties you can actually buy. And when you find the right home, you can submit an offer quickly and credibly—sellers take pre-approved buyers far more seriously. In Ontario’s 2026 market with 5.3 months of inventory, you have time—but preparation still separates serious buyers from tire-kickers.
2
Step Two: Find Your Agent Before You Find Your House
Sign a BRA early. This gives you Client status and full fiduciary protection from the start. More importantly, a good buyer’s agent shapes your search before you fall in love with the wrong property. They know which areas match your criteria, which buildings have hidden issues, which listings are priced right versus overpriced. They can also surface off-MLS, pre-market, and coming-soon listings you’d never find on your own. This guidance is most valuable before you’ve seen anything—not after you’re already committed.
3
Why Finding the House First Is a Costly Mistake
When buyers find a home before engaging an agent, they arrive emotionally invested. The listing agent can read that. Your agent—brought in after the fact—has a much harder time negotiating objectively when you’ve already mentally moved in. The result is often paying a premium, overlooking red flags, or skipping conditions you’d have insisted on otherwise. Worse, without a signed BRA, you may not even have Client status—meaning the agent has minimal legal obligation to protect your interests.

How to Choose the Right Buyer’s Agent
Not every agent is right for every buyer. Interview at least 2–3 agents before committing. Ask about their track record in your target area, how they handle BRA terms, and what off-market access they have. The right agent should explain everything clearly, never pressure you to move fast, and give you honest assessments even when you don’t want to hear them. That kind of advisor relationship—established before you start looking—makes every step of the process sharper and safer.
Arthur’s Note
Ontario’s 2026 market has a 35% sales-to-new-listings ratio and over 5 months of inventory — buyers genuinely have time and leverage. But leverage only works if you’re prepared. Buyers who show up pre-approved, with a signed BRA and a clear strategy, consistently get better outcomes than those who improvise. I work fully digitally — no pressure, no obligation. If you’re thinking about buying, let’s have a conversation before you fall in love with a listing.
