金融区 Financial District · Bay Street走廊

这里是多伦多的商业心脏地带,步行5分钟到Union Station和PATH地下城,适合在Bay Street上班的专业人士。公寓楼以高层为主,均价在$700–$900/sqft之间。优势是租金回报稳定、出行极便利;劣势是周末相对冷清,生活气息不及其他社区浓厚。适合:工作优先、追求通勤效率的单身或年轻夫妻。

King West · 时尚生活核心区

House Hacking in Ontario: Buy Your First Home and Let the Rent Help You Qualify

House hacking in Ontario, explained by a broker: buy a duplex or a house with a legal secondary suite, live in one unit, and rent the other. The make-or-break is not the rent cheque — it is qualification. Lenders still stress-test you at the greater of your contract rate + 2% or the 5.25% floor, and everything hinges on one word: owner-occupied versus investment. Occupy it and you get the low CMHC down payment plus up to 100% of the rent counted as income; treat it as a pure rental and the terms harden (20% down, 50% of rent).
