Furnished vs. UnfurnishedToronto Rental Decision Guide

For landlords and tenants — with real numbers ↓

Furnished rentals in Toronto command a 20–30% rent premium over unfurnished equivalents. But for both landlords and tenants, higher rent doesn’t automatically mean a better deal. The right choice depends on your timeline, goals, and risk tolerance — here’s a framework that works.

Landlord View: Furnished Pros & Cons

Rent premium of $300–500/month in GTA; shorter vacancy periods; attracts corporate relocations and new immigrants.

❌ Furniture depreciates faster with tenants (replace every 3–5 years, ~$8,000–15,000); higher insurance costs; greater risk of damage disputes at move-out.

💡 Smart middle ground: Provide major appliances (fridge, washer/dryer, dishwasher) + bed frames, but skip mattresses, sofas, and soft furnishings. Reduces wear-and-tear disputes while still commanding a partial premium.

Tenant View: Cost Comparison

Furnished: Move-in ready, zero setup costs, ideal for short-term stays or when you’re unsure of your plans. But you pay $300–500/month more and can’t personalize the space.

Unfurnished: Lower monthly rent, full personalization. Setup cost: ~$3,000–8,000 new (IKEA route: $1,500–3,000). You also need to arrange and pay for moving when you leave.

The Simple Decision Rule

Stay < 12 months → Furnished wins. You avoid setup costs and hassle of disposing furniture when you leave.

Stay > 18 months → Unfurnished wins. The monthly savings ($300–500) exceed furniture purchase cost within 10–15 months.

12–18 months: Depends on your preference for stability and willingness to deal with furniture logistics.

Ontario Legal Points for Furnished Leases

The Ontario Standard Lease (Form 400) requires that all included furniture be listed in Schedule A with noted condition. Photo-document every item at move-in, signed by both parties — this is your strongest protection at move-out. Under the RTA, tenants are only responsible for damage beyond “normal wear and tear” — normal use deterioration is a landlord cost.

1BR condo unfurnished: $2,000–2,400/month. Furnished: $2,400–2,900/month. Premium: ~$300–500/month. If staying 15+ months, buying IKEA basics (~$4,500) and renting unfurnished typically saves $1,000–3,000 over the lease term.

Filing Rental Income Tax with CRA Form T776: What Landlords Can Deduct, and Why Claiming CCA Depreciation Can Backfire

Rental income in Ontario is filed on CRA Form T776 (Statement of Real Estate Rentals): gross rent minus deductible expenses equals net rental income. Deductibles include interest (interest only, not principal), property tax, insurance, repairs, management fees and more, by CRA line number. Repairs (current expenses) are fully deducted the year you pay them; renovations and improvements (capital expenses) are depreciated over years through CCA — a rental building is Class 1 at 4%. CCA is optional, cannot create a rental loss, and triggers recapture on sale — and can void the 45(2) principal-residence exemption on a home you moved out of and rented.
