The same print puts its apartment benchmark at just $380,200 — among the lowest condo benchmarks in the city, down 19.04% in a year. The top and the bottom of the market pull apart under a single community name, which is why in Sheridan the first question is never the price. It is which pocket, and which product.

That position serves three commute directions at once — Oakville, west Toronto, and downtown — and it is the most concrete advantage Sheridan holds over its southwest neighbours.

It is at least three. Sherwood Forrest: wider lots, mature trees, traditionally high-income households, and prices that usually sit above the community average. Sheridan Homelands: late-1960s to 1980s family streets of detached, semi-detached, and townhouse product at a more reachable total price. And the area around Sheridan Centre: condos and townhouses close to retail and transit, where the Sheridan Growth Node redevelopment potential is concentrated. The south end also holds Sheridan Park, an employment area of corporate research and laboratories — not housing. An "average Sheridan price" is therefore only a rough reference. Any real decision starts with the pocket and the product type.

The product range is wider than in most of Mississauga: bungalows, side-splits and back-splits, conventional two-storey detached, four-bedroom homes with double garages, large-lot high-end detached, semis, freehold and condo townhouses, mature high-rise condos, and low-rise and stacked condo product. It reads far more clearly by pocket. Sherwood Forrest carries the widest lots, the biggest houses, and the most mature canopy, and most of the custom builds land there. Sheridan Homelands is late-1960s to 1980s family streets where detached, semis, and townhouses sit side by side. The Sheridan Centre area is condos and townhouses close to retail and transit. Under one community name you will find an untouched bungalow of 40 to 60 years and a just-completed custom build, and apart from the location of the lot they have almost nothing in common.

Sheridan's Composite is $294,900 above the city and its detached benchmark $106,600 above — that is Sherwood Forrest and the large-lot detached stock pulling the whole community upward. Its townhouse benchmark is $77,000 below the city and its apartment benchmark $122,000 below, among the lowest condo benchmarks in Mississauga, and the −19.04% one-year apartment decline is the steepest of the five property types. The $1,016,000 gap between its detached and apartment benchmarks is the widest of any Mississauga community that carries an apartment benchmark. When the top and bottom of one community sit that far apart, the sentence "Sheridan is up" or "Sheridan is down" carries no information; all of it lives in the product type and the pocket. All five types are negative over one and three years and positive over ten — down near-term, still up long-term — which is the shape across Mississauga right now and the source of buyer leverage. As for the +130.21% ten-year apartment figure: it is measured from one of the lowest bases in the city, and a percentage off a low base does not translate into "condos here perform best."

What it gives Sheridan is a steady pool of engineers and research staff as tenants — not homes you can buy. Lifestyle: no Port Credit-style main street; daily errands run through Sheridan Centre, Sherwood Forrest Village, South Common Centre, and Erin Mills Town Centre, while the outdoors is Sheridan Park, Thornlodge Park, Springbank Meadows, the Huron Park Recreation Centre, and the Credit River at Erindale Park.

Skipping one on a detached benchmarked at $1,396,200 is the most expensive economy available. Arterial noise: frontage on the QEW, 403, Dundas, Erin Mills Parkway, or Winston Churchill is a different product from a quiet interior street — stand on the lot at morning rush hour. Near UTM: street parking, shared houses, garbage, noise, basement legality, and neighbourhood stability can all be reshaped by student rentals; if you are buying to live, read the whole street, and if you are buying to rent, build the deal around the City's rental and second-unit requirements. Sheridan Centre redevelopment: the Growth Node means years of construction, road congestion, pressure on schools and facilities, towers overlooking low-rise privacy, and new condo supply competing with resales — most real for condo owners here, since the apartment benchmark already sits at −19.04% over one year. Liquidity: buyers at the Sherwood Forrest end have wide choice and are sensitive to finish quality and pricing; overpricing there does not raise the sale price, it lengthens the listing.

Accept three things going in — this is a car-first community, there is no GO station inside it, and older-home upkeep is a running cost rather than a one-time one.

Five things to check: (1) lot, orientation, and whether it fronts an arterial (QEW, 403, Dundas, Erin Mills); (2) a full inspection focused on wiring, sewer lines, basement moisture, asbestos, and permits for any addition; (3) catchment confirmed with the school board by address; (4) on streets near UTM, the state of shared rentals and parking; (5) near Sheridan Centre, where the redevelopment applications sit and how far along they are. Condo buyers add one more: apartment −19.04% in a year is your negotiating room now, and the same supply you will compete with when you sell.

At the high end the logic inverts — Sherwood Forrest buyers have wide choice and are sensitive to finish quality and price, so overpricing does not buy a higher number, it buys a longer listing and a lower final price. Condo sellers: the redevelopment applications around Sheridan Centre mean new supply is coming, so put selling ahead of squeezing. Untouched older homes should trade price for liquidity deliberately, rather than letting renovation photos compete with a custom build.

The other is townhouses and well-managed, larger-format mature condos aimed at Sheridan Park and commuter professionals — stable tenants, light management, and a return that depends on holding long.

The cheap entry is real, but the redevelopment applications around Sheridan Centre mean new condo supply is coming and resale competition is foreseeable — do not build your exit on a short-term rebound. Second, townhouse +60.13% and apartment +130.21% over ten years look stronger than detached at +41.15%, but both start from a low base, and a percentage is not the same thing as a better asset. Only three theses scale here: compliant family rentals near UTM, a long hold around the Sheridan Growth Node, and townhouses close to transit and retail but off the arterials. Keep leverage conservative — all five property types are negative over one and three years, and your cash flow has to carry you through a stretch where price is not helping.
