Falgarwood: Where an Oakville Address Still Starts Under Seven Figures

Falgarwood sits in Oakville's east-central belt — roughly south of Upper Middle Road East, north of the QEW, east of Trafalgar Road and around Eighth Line — the residential area many locals still call Iroquois Ridge South, which TRREB's current MLS map files as 1005 Falgarwood. It is not lakefront and it is not a luxury pocket. It is one of the most useful mature neighbourhoods in town: 1960s–1980s housing stock, a real tree canopy, ravine and creek trails, and a product ladder that runs from older condo townhouses all the way up to fully renovated detached homes. That range is the whole point, and it is also the whole problem. Detached, link, semi, freehold town and condo town all trade under the same neighbourhood name, which means the headline average price tells you almost nothing about the specific house you are underwriting.

01 · Definition

What kind of
community is this?

Falgarwood is a mature east-central Oakville neighbourhood, generally read as south of Upper Middle Road East, north of the QEW, east of Trafalgar Road and around Eighth Line — the residential area many people still call Iroquois Ridge South. TRREB's current MLS map has no Iroquois Ridge South: it files these streets as 1005 Falgarwood, the Iroquois Shore Road commercial strip by the QEW as 1014 Queen Elizabeth, and the blocks west of Trafalgar as 1003 College Park. The stock is predominantly 1960s–1980s: bungalows, raised bungalows, sidesplits and backsplits, conventional two-storey detached, plus link homes and semis. Condo and older-style townhouses cluster around Falgarwood Drive and Gainsborough Drive, with a small number of low-rise and stacked condominium products.

The proposition here is access, not prestige. A comparatively controlled Oakville budget buys mature tree cover, ravine and creek trails, generous older lots, and a genuinely workable commute radius — QEW, Trafalgar Road, Oakville GO, Sheridan College, Oakville Place and Downtown Oakville. The trade is the housing itself. Roofs, windows, HVAC, electrical, plumbing and basements are all plausibly in their renewal cycle, and anything backing the QEW or North Service Road needs its own noise adjustment. In practice you are buying lot, location, and a renovation budget you carry yourself.

Four lenses on Falgarwood

Housing stock, pricing logic, livability, structural risk — get these four right before deciding whether to buy.

Housing Stock

What you actually buy

The core is 1960s–1980s: bungalows, raised bungalows, sidesplits and backsplits, alongside conventional two-storey detached, link homes and semis. Condo and older-style townhouse stock concentrates around Falgarwood Drive and Gainsborough Drive, with a thin layer of low-rise and stacked condominium product. Before you evaluate the finishes, establish the tenure — detached, link, semi, freehold town or condo town. Those five price differently, carry different maintenance liability, and resell to different audiences. Expect roof, window, HVAC, electrical, kitchen, bath and basement items to be live on most of this vintage.

Pricing Logic

Price and liquidity

According to the TRREB Oakville Community Housing Market Report · Q4 2025, Falgarwood posted an average price of $1,045,844 (roughly $1.05M), a median of $980,000, 27 sales, a 96% sale-to-list ratio and 36 days on market. Read the caveat before the number: the neighbourhood average is materially influenced by the share of townhouse transactions and cannot be applied directly to detached valuation. Those 27 sales are a single all-tenure aggregate — condo town, link, semi and detached counted in one number — and the roughly $66K gap between average and median reads as product mix, not as a detached price signal. Underwrite by segment instead: older condo townhouses are Oakville's accessible entry; semis and links serve younger families; older detached prices off lot and renovation upside; a fully renovated detached reaches a higher family bracket. Anything fronting the QEW, North Service Road or an arterial gets its own noise adjustment.

Livability

Schools, commute, daily life

Green space is the neighbourhood's real asset base: Falgarwood Park, Holton Heights Park, Sheridan Woods Park and Iroquois Shoreline Woods Park, plus the ravine, creek and trail network, Falgarwood Pool and nearby community sports facilities. Day-to-day retail runs through Oakville Place, Upper Oakville Shopping Centre and the Trafalgar commercial corridor. Access is quick to the QEW, Trafalgar Road, Upper Middle Road and Eighth Line, with easy reach to Oakville GO, Sheridan College, Oakville Place and Downtown Oakville — which is what makes it work for Mississauga, west Toronto and intra-Oakville commutes. On schools, the names on record are Falgarwood Public School, Sheridan Public School, Munn's Public School, Iroquois Ridge High School, St. Michael Catholic Elementary School and Holy Trinity Catholic Secondary School. Confirm boundaries, French Immersion pathways, busing eligibility and program placement address-by-address through the HDSB / HCDSB school locator — never infer them from the neighbourhood name.

Risk

What can go wrong

Four risks to price in up front. First, the housing: inspection and renewal budgets are not optional on this vintage — basement moisture, drainage, roof, windows, HVAC, electrical and plumbing each need their own line. Second, condominium exposure: older condo townhouses can carry elevated maintenance fees or major-repair programs, so the status certificate and reserve fund study get a full review, not a skim. Third, noise: anything near the QEW, North Service Road or an arterial should be tested on the ground at multiple times of day. Fourth, brand: interior layouts, elevations and streetscape consistency don't match newer communities, and the neighbourhood carries less prestige recognition than Oakville's high-end pockets. That gap is invisible in a hot market and shows up directly in days-on-market when buyers get selective.

03 · Three Lenses

Buyer, seller, investor — three playbooks

Same community, different positions — and very different playbooks.

Buyer

If you are buying

Sequence matters: establish tenure — detached, link, semi, freehold town or condo town — before you discuss price. One "Falgarwood average" sits on top of five genuinely different assets, and anchoring to the wrong one is usually a six-figure error. On a condo townhouse, the status certificate and reserve fund get a complete review, including recent and scheduled capital work. On an older detached, concentrate the inspection on basement, drainage, roof, windows, HVAC, electrical and plumbing — and if the basement has been finished or altered, verify permits and waterproofing history.

Then load the renovation budget into total cost of acquisition rather than comparing list prices — that is the single most common Falgarwood mistake. Run two comparisons in parallel: laterally on lot, backyard privacy and traffic noise (test QEW-adjacent listings on site at different hours), and against Wedgewood Creek and Joshua Creek, north of Upper Middle, on the real trade-off, which is newer layout versus mature lot. On schools, verify boundaries, French Immersion pathways and busing eligibility by street address through the HDSB / HCDSB school locator.

Seller

If you are selling

Positioning precedes pricing. Your listing is either move-in ready, a renovation opportunity, or an entry detached in Oakville — three storylines, three buyer pools, three staging approaches and three price bands. Blend them and you persuade no one. Lead with what newer communities cannot replicate: a mature Oakville neighbourhood, a larger lot, established greenery, and genuine QEW and GO access.

Spend pre-list dollars where they return: cleaning, paint, light fixtures, carpet and visible repairs first. Don't commit to a major renovation before you've decided who the buyer is. On condominium tenure, have the status certificate and recent capital-work information ready in advance so document lag doesn't eat your offer window. Q4 2025 ran a 96% sale-to-list ratio and 36 days on market (TRREB Oakville Community Housing Market Report · Q4 2025) — correctly priced product transacts, but there is no room to list high and wait to be chased.

Investor

If you are investing

The investment case here is house and lot, not neighbourhood label. Older detached prices off land and renovation upside, and a fully renovated detached reaches a materially higher family bracket — that spread is the cleanest value-add path in Falgarwood, provided you hold real numbers on roof, windows, HVAC, electrical, plumbing and basement rather than a rounded guess. On the hold side, the condo townhouse stock is Oakville's lowest entry point, and the location sits against the QEW, Trafalgar Road, Oakville GO and Sheridan College — that access is the fundamental underneath the asset.

Two deductions to price honestly. Condominium tenure brings maintenance fees, reserve fund adequacy and special-assessment risk straight into cash flow, so read the documents before you commit. And anything against the QEW, North Service Road or an arterial gets discounted by the next buyer at exit, which means you take that discount going in. One discipline above all: don't build an exit assumption on the neighbourhood average. That average moves with the townhouse share of transactions, and your detached asset does not sit at the centre of that distribution.

Falgarwood FAQ

What do homes actually cost in Falgarwood right now? ▾

According to the TRREB Oakville Community Housing Market Report · Q4 2025, Falgarwood recorded an average price of $1,045,844 (about $1.05M), a median of $980,000, 27 sales, a 96% sale-to-list ratio and 36 days on market. Those figures come with a hard limitation: the neighbourhood average is materially influenced by the share of townhouse transactions and cannot be used directly to value a detached home. The 27 sales are an all-tenure aggregate — condo townhouse, link, semi and detached counted in one number — and the roughly $66K spread between average and median reflects product mix rather than detached pricing. To price an actual house, build comparables within the tenure type first, then adjust for lot, street, noise exposure and level of renovation.

Is Iroquois Ridge South the same place as Falgarwood? ▾

For practical purposes, yes. Iroquois Ridge South is an older market name for the mature band south of Upper Middle Road East and north of the QEW, and you will still hear it in conversation and see it in some listings. TRREB's current MLS map has no Iroquois Ridge South: it files the homes east of Trafalgar Road as 1005 Falgarwood, the commercial strip along Iroquois Shore Road by the QEW as 1014 Queen Elizabeth, and the blocks west of Trafalgar as 1003 College Park. So search listings and pull sold data under Falgarwood. Inside it, price still comes down to the street, the lot, distance from QEW noise, structural condition and basement state — not the label.

What should an inspection prioritize on a Falgarwood home? ▾

A 1960s–1980s build means several systems can hit their renewal cycle at the same time. Work in this order: basement moisture and drainage, roof, windows, HVAC, electrical, plumbing, then the real condition of kitchen and baths. If the basement has been finished or altered, verify permits and waterproofing history separately. Treat these as dollar figures to fold into total acquisition cost, not as a vague "might need work" list. Comparing list prices without pricing the renovation is the most common misjudgement buyers make here.

What about schools in Falgarwood? ▾

The schools on record in and around the neighbourhood are Falgarwood Public School, Sheridan Public School, Munn's Public School and Iroquois Ridge High School, with St. Michael Catholic Elementary School and Holy Trinity Catholic Secondary School on the Catholic side. The necessary caveat: catchment boundaries, French Immersion pathways, busing eligibility and program placement vary by specific street address and can change. Verify every one of them address-by-address through the HDSB / HCDSB school locator. Never assume a school assignment because a listing says Falgarwood — discovering that error after an offer is firm is an expensive way to learn it.
