I sent a listing to my client, she’s plan to buy a land for rebuild purposes. And the sold price in my suggestion range.
First of all, doesn’t matter the asking price, the sold price won’t be too much lower than the previous sold price in the area, especially in this market, lack of inventory, even if for estate property.
Today the client asked me one question, since you understand the rebuild process so well, I explained the mortgage process and details of a rebuild, also my opinion on the current market, why I did not buy a property to rebuild?
My answer is, first, I have seen so many rebuild cases that either losing lots of money, or making the same amount of money as they just keep the land. Secondly, rebuild requires too much effort, I don’t have time to watch on site and go through every details on every steps
