Clearview occupies Oakville's far east — roughly Winston Churchill Boulevard to the east, the Ford Drive / Kingsway Drive area to the west, the QEW to the north and Royal Windsor Drive to the south. It is neither a lakefront estate enclave nor an urban node. It is one of the few Oakville pockets where schools, commute, house size and a settled streetscape are all reasonably balanced against each other rather than traded off.

The housing stock is dominated by two-storey detached homes built from the late 1980s into the early 1990s: three to four bedrooms, single or double garage, brick, conventional family layouts. One structural detail matters before anything else — link homes, which look freestanding but are joined at the foundation or garage, are common here, alongside a smaller supply of semis, freehold townhouses and condo townhouses. The workable method is unchanged: segment by townhouse, link, standard detached and heavily upgraded detached first, then talk price — and discount separately for anything backing the QEW, Winston Churchill or a main arterial.

Clearview Woods, Winston Woods and a set of neighbourhood parks and playgrounds carry the day-to-day; the streets are quiet, the canopy is grown in, and the family infrastructure is genuinely there. Errands run east to the Clarkson retail cluster — supermarkets, banks, restaurants, clinics — with Sheridan Centre, Oakville Place and the Mississauga Costco all short drives away. Commuting is the real headline: clean access to the QEW, 403 and 407, and Clarkson GO that usually beats Oakville GO, which makes Sheridan Park, the Mississauga corporate belt and west Toronto genuinely reachable. The trade-off is honest — this is still a car-dependent neighbourhood.

That single answer determines your comparable set and the audience you'll sell to later.

On the walkthrough, hunt the 1980s–1990s replacement cycle: roof, windows, HVAC, basement, and the quality and permit history of every past renovation. If it backs a highway or arterial, visit at midday, at rush hour and on a weekend before you decide the noise is livable. Then sell the space arithmetic. Quantify how much more house, garage, lot and family function the same budget buys here versus the premium pockets — numbers, not adjectives. Mature trees, quiet streets, family stability and a low turnover rate are the supporting mood; put them in the photography and the narrative. Clearview has a meaningful supply of them, which makes it the most commonly misread product here — buyers assume detached, price it as detached, and set resale expectations as detached, when the tenure and the buyer pool are both different.
