Rental income in Ontario is filed on CRA Form T776 (Statement of Real Estate Rentals): gross rent minus deductible expenses equals net rental income. Repairs (current expenses) are fully deducted the year you pay them; renovations and improvements (capital expenses) are depreciated over years through CCA — a rental building is Class 1 at 4%.
