Where to Buy a Condo Under $600K in the GTA: 2026 Guide

The best first-time buyer window in a decade ↓

The GTA condo market has shifted dramatically. As of February 2026, the average condo price sits at $627,000 — down 8.9% year-over-year. For first-time buyers who’ve been priced out for years, this is a genuine opportunity. Several neighbourhoods across the GTA still have median prices well below $600K, and some Toronto condos are trading in the $300K–$400K range. The question isn’t whether you can afford a GTA condo — it’s where to look.

1
Brampton Queen Street Corridor — Median ~$407K

The most affordable condo market in the GTA. The Queen Street corridor in Brampton has a median condo price around $407,000 — a figure that makes ownership genuinely accessible for buyers with modest down payments. GO Bus connectivity is solid, and future LRT expansion will improve transit options. The area has established commercial amenities and is increasingly popular with young professionals and families. Watch for maintenance fees on older buildings — always factor them into your monthly cost calculation before making an offer.

2
Flemingdon Park, Toronto — Median ~$452K

One of the few remaining pockets where you can buy a condo with a Toronto postal code under $500K. Flemingdon Park sits adjacent to the Eglinton Crosstown LRT line, which significantly improves east-west connectivity across the city. The median price of around $452,000 gets you a genuine Toronto address with access to Toronto school boards and city services. The neighbourhood has been steadily improving, and buyers with a longer hold horizon (5+ years) are likely to benefit from continued infrastructure investment nearby.

3
Mississauga Core / Near Square One — Around $475K

For buyers who prioritize lifestyle amenities over a Toronto address, the Mississauga core delivers exceptional value. Units in the $450K–$500K range are walkable to Square One, one of Canada’s largest malls, and serviced by dense MiWay bus routes. The Hurontario LRT extension is also progressing, which will further connect the corridor to Brampton and Mississauga Transitway. Property tax rates are slightly higher than Toronto, but overall holding costs remain manageable. A strong pick for buyers who work in Mississauga, Brampton, or the airport corridor.

4
Wallace Emerson, Toronto West — Around $485K

If urban living matters to you — walkable streets, independent restaurants, a neighbourhood with character — Wallace Emerson is one of the best entry points left in Toronto at this price. The median condo price sits around $485,000, and Bloor-Lansdowne subway station puts downtown Toronto about 15 minutes away. Units are typically on the smaller side, but the location premium is real and long-lasting. For buyers who want a true Toronto lifestyle without crossing the $600K threshold, this is worth serious consideration.

Arthur’s Note

Under $600K doesn’t mean settling — it means buying smart at the right moment. The Ontario government’s $1.3B fund to purchase unsold GTA condos and convert them to rental will reduce available inventory over time, which supports long-term values in this segment. TD Economics still expects near-term condo pressure, but the supply-demand balance will eventually shift. The buyers who enter now with good fundamentals will be well positioned when it does.

5
Markham Wismer — ~$499.5K, Top Chinese Community Choice

Markham’s Wismer community is one of the most sought-after areas for Chinese-Canadian families in the GTA, and the median condo price of around $499,500 just clears the $600K threshold. Highly rated schools, mature neighbourhood infrastructure, and extensive Chinese retail and dining options make it a natural fit for families with long-term settlement plans. The trade-off is commute: GO Transit is the primary link to downtown Toronto, and travel times run 45–60 minutes each way. For buyers whose jobs are local or remote-flexible, this is a strong all-round value proposition.

How to Check a Home’s Past in Ontario: Permits, Sales, Insurance Claims and Title

There is no Carfax for houses — so how do you check a home’s past before you buy in Ontario? This buyer’s guide sorts the background check by how reachable each record is: the public title record (owner, transfers, mortgages, liens and writs on the OnLand parcel register), building permits you have to request from the city (and the open-permit trap), MLS sale and listing history through your agent, and the one trail you mostly cannot get — the prior owner’s insurance claims. Includes a one-page what-to-check / where / who / cost checklist, plus where seller disclosure law actually draws the line. Fees per current OnLand and municipal schedules; statute verified 2026-08-06. Not legal advice.

House Hacking in Ontario: Buy Your First Home and Let the Rent Help You Qualify

House hacking in Ontario, explained by a broker: buy a duplex or a house with a legal secondary suite, live in one unit, and rent the other. The make-or-break is not the rent cheque — it is qualification. Lenders still stress-test you at the greater of your contract rate + 2% or the 5.25% floor, and everything hinges on one word: owner-occupied versus investment. Occupy it and you get the low CMHC down payment plus up to 100% of the rent counted as income; treat it as a pure rental and the terms harden (20% down, 50% of rent). This guide walks the qualification math, the 39% GDS / 44% TDS lines, real cash flow, and the occupancy and RTA rules. Verified 2026-08-05. Not investment advice.
