安省做房东前需要知道的重点风险

Rent Control 涨租限制

每年安省会公布每年的涨租限制比例，可以在https://www.ontario.ca/page/residential-rent-increases查询

2018年11月15日之后成为新的住宅的不受限制，但这里注意，如果是公寓，开始的时间是整个楼第一户入住的时间

每年只能涨租一次，提前90天通知，根据情况使用N1或者N2表格，但一定要注意这个天数的算法，而且要从租约开始的日期开始，比如说1号开始，就是1号开始涨租，尽量不要卡在90天。

如果超出租约限制，租客同意是可以的，但注意并不是在租客不知道的情况下“同意”，租客有一年期限可以追溯反悔

租约到期

这点来说也是很多房东的疑问，难道我自己的房子，租约到期后想拿回房子还不行了？是的

当定期租约（比如说一年）到期后，在没有签新租约的情况下，自动成为month to month月租，其实月租对房东有好处，比如说房东要搬回自住，或者新买家自住，如果是定期租约内，房东或买家是不可以搬回自住的。而且续租不需要新租约，之前的租约条款还是继续生效

再就是房东自住还需要赔偿租客一个月的房租作为补偿

还有一点很重要的是，如果租客认为房东并不是真正的自住，可以在LTBhttps://tribunalsontario.ca/ltb/renting-in-ontario/申诉，对于房东的罚金，最高35K
