② 定价过高② Overpriced listings

Staging 是加分项,不是定价权。$1.2M 的房子定价 $1.5M,再漂亮的 staging 也救不回。先把定价做对,staging 才是放大器;定价错了,再多 staging 也只是花钱。 Staging is a bonus, not a pricing lever. A $1.2M home listed at $1.5M won’t sell beautifully staged either. Get the price right first; staging amplifies the right price — it can’t fix the wrong one.

怎么验证:Verify it: 把 stager 过去 3–6 个月的 portfolio 铺开看——同一张沙发/餐桌/地毯出现次数?如果超过 3 次,说明库存偏小,买家在同一社区看几套房可能会有”似曾相识”的尴尬。Lay out 3–6 months of the stager’s portfolio. How often does the same sofa, dining table, or rug appear? Over 3 times means inventory is thin — buyers seeing several homes in the same neighborhood will get déjà-vu.
