Professional staging at $5K-$15K isn’t required for every home — many mid-market freeholds achieve 80% of staging’s impact through 5 free moves. Aggressive declutter (highest ROI)

Target: reduce 50% of items per room. Bedroom: bed + nightstand + one lamp. Living room: sofa + coffee table + 1-2 accents. Kitchen: counter holds only coffee machine or one daily appliance. Pack everything else into storage or garage. Visual spaciousness matters more than actual square footage — the same home post-declutter feels 15-20% larger to buyers.

Deep clean (floors / glass / bathrooms)

Buyers sense cleanliness within 30 seconds of entry. Priorities: (a) glass and mirrors fingerprint-free, (b) floor seams vacuumed and mopped, (c) bathroom grout bleached, (d) kitchen backsplash degreased, (e) smoke alarm dust removed. Buyers need to see themselves moving in, not see your home. Costs nothing but many sellers struggle emotionally — that’s exactly where an agent earns their keep.

Professional staging ($5K-$15K) genuinely pays in: (1) high-end ($1.5M+ list), (2) vacant homes (empty rooms feel 20% smaller than staged), (3) odd floorplans (staging guides flow), (4) dated decor with no reno budget. Standard mid-market owner-occupied homes that complete the 5 free moves typically hit 80% of the staging effect — paying another $5K offers diminishing returns.
