Mount Joy GO (Berczy area, Stouffville Line): Reasonable peak-hour frequency (~15–20 min), ~50-minute ride to Union Station. Acceptable for regular commuters.
Richmond Hill GO (Rouge Woods area, Richmond Hill Line): Significantly limited service — sometimes 1–2 trains per hour even during peak periods. This is the area’s most significant practical drawback. If anyone in the household commutes daily to downtown Toronto via GO, this is a real quality-of-life issue.

Unionville HS — Excellent academics with strong arts programs, less competitive than PET
Richmond Hill HS — Solid outcomes, moderate competitive culture, and students regularly gain admission to top Canadian universities
For buyers who want: a ~30-year-old semi-detached, single garage, walkable to elementary school, viable GO Train commute, and plan to stay long-term — Berczy Village is the stronger overall choice. Rouge Woods makes more sense for car-dependent households with a clear IB plan and budget flexibility. Neither is wrong — it depends entirely on your priorities.
