Ontario’s real estate market has meaningfully shifted in 2026. Inventory is up, homes are sitting longer, and sellers who once had all the leverage are now willing to negotiate. I’ve helped buyers close deals significantly below asking price this year — something that felt nearly impossible just two years ago. But a buyer’s market doesn’t mean you can make any offer and win. Strategy still matters. Here are the four pillars of a winning offer approach in today’s market.
Q1 2026 data across the GTA shows actual sale prices running 15–20% below peak values in many areas. Properties sitting 45+ days on market are frequently selling 8–12% below their list price. Before making any offer, ask your agent to pull a proper Comparative Market Analysis (CMA) — look specifically at the sold-to-list ratio and average days on market. Those two numbers tell you everything about how much room you actually have.
• Under 22 days on market: Offer within 3–5% of market value. The seller still has confidence.
• 30–60 days on market: 8–12% below asking is often a realistic starting point.
• 60+ days or relisted: 12–18% below asking may be appropriate depending on the property.
Always leave room for a counter offer. A negotiation that starts with your first offer being accepted means you probably could have gotten more. Build in wiggle room on both sides.
The three conditions I recommend including:
• Financing Condition — typically 5 business days. Gives your lender time to confirm final approval. Non-negotiable if you have a mortgage.
• Home Inspection Condition — 3–5 business days. A professional inspector can uncover costly issues invisible to the eye. I’ve seen buyers save tens of thousands by catching problems early.
• Status Certificate Condition (condos only) — allows your lawyer to review the condo corporation’s finances and rules before you’re committed.
A seller may push to shorten the condition period. That’s often fine — just don’t eliminate them entirely unless you’ve done a pre-offer inspection and fully understand the risks.
Beyond price, consider negotiating:
• Closing date flexibility — matching the seller’s preferred timeline can be worth thousands in price concessions
• Inclusions — appliances, window coverings, fixtures. Clarify these upfront to avoid last-minute disputes
• Deposit amount and timing — a larger deposit signals commitment and can strengthen an otherwise lower offer
• Set your absolute ceiling before you start — and hold to it. Emotion at the counter offer stage is how buyers end up overpaying in a buyer’s market.
A buyer’s market is a rare window — but it rewards preparation, not impulsiveness. The buyers who do best right now are the ones who’ve done their homework on comparable sales, know their maximum, and have a broker who can read the seller’s situation and negotiate the whole package.
