Every time I walk into a basement during a showing, I look at one thing first: the furnace exhaust pipe. In 30 seconds, I know whether the furnace is old or new — and whether there’s a potential $4,000–$7,000 replacement conversation to be had with the seller.

Metal Pipe Up the Chimney = Old Furnace
If the furnace has a metal flue pipe (aluminum or galvanized steel) running vertically up through the ceiling to the chimney, this is a Standard Efficiency or Mid-Efficiency furnace — approximately 78–82% AFUE. These units were commonly installed before 2009, when Canadian building codes began requiring 90%+ efficiency for new installations. If it’s running, it’s likely 15–25+ years old.

White PVC Out the Side Wall = New Furnace
White PVC pipes exiting horizontally through the basement foundation wall — typically two pipes (one exhaust, one intake combustion air) — indicate a High-Efficiency Condensing Furnace. Efficiency: 90–98% AFUE. These units also have a small condensate drain line running to a floor drain. This furnace is almost certainly within 10–15 years old and in the newer end of its service life.

3 Other Quick Age Indicators

Serial number decode: Most brands embed the manufacture year in the serial number. Google “[brand name] furnace serial number decoder” — takes 30 seconds.
② Ignition type: Constant blue pilot light = old furnace. No constant flame, electronic ignition only = newer unit.
③ Condensate drain line: Small flexible tube running from the furnace to a floor drain = high-efficiency condensing furnace (newer).

Using This for Negotiations
Furnace replacement cost: $4,000–$7,000 installed (premium units up to $8,000+). If the furnace is visibly old (metal pipe, 15+ years), it’s a legitimate factor in price negotiation or a request for a home warranty. Your home inspector will test furnace operation — but they don’t always flag age. This is information you can obtain yourself in seconds.
