Sub-metering账单的坑,很多人栽过 ↓

在帮客户签新Condo租约时,我见过太多纠纷——租客以为”hydro included”就是什么都包了,结果每个月还要额外付Provident Energy的账单。今天我用真实账单数据告诉你,租约里的水电条款到底该怎么写。

“Hydro Included”只指电费

“Hydro”在加拿大特指电力(electricity),不等于全部能源费用。一套新Condo可能有以下独立计费项目:

• 电费(Hydro)— Toronto Hydro / Alectra
• 供暖费(Heating)
• 热水费(Hot Water)
• 冷气费(Air Conditioning)

如果你的Condo用的是sub-metering公司(Provident、Metergy、Wyse、Carma),这些费用会单独出账单给租客,即使租约写了”hydro included”,供暖和热水仍由租客付。

真实账单数据:冬夏差距有多大?

以一套downtown一居室为例,Provident Energy账单实测数据:

🌸 春季(Metergy):$107/月——电费$43 + 热水$37 + 服务费$27
❄️ 冬季(Provident):$278/月——电费$53 + 供暖$189 + 热水$36

这意味着租客在签约时以为每月能源费约$100,结果冬天多付$171。如果这些没有在租约中明确说明,就是一个巨大的陷阱。

租约正确写法模板

在Form 400的Schedule A(Additional Terms)中,应明确写明:

“The Tenant is responsible for all sub-metered utilities billed directly by [Provident Energy / Metergy / etc.], including but not limited to electricity, heating, hot water, and cooling. The Landlord is responsible for the base monthly condo fee which includes [X].”

同时注明热水器租赁费(Reliance/Enercare)的责任归属——这通常是房东的责任,但要白纸黑字写清楚。

RTA的”Vital Services”保护条款

RTA第21条规定,Vital Services(供暖、电、天然气、热水)不得被切断。即使租客欠费,房东也不能私自断供暖——必须走LTB流程。供暖不足可以向LTB提交T6申请,要求强制维修。冬季室内温度标准:不低于20°C(11月1日至4月30日)。

签租约前必问这3个问题

① 这套Condo用的是哪家sub-metering公司?
② 过去12个月的月均能源账单是多少?
③ 热水器是购买还是租赁?谁负责租赁费?
能源费用是影响实际居住成本的关键变量,一定要在签约前问清楚。
